We are looking for a Director of Building Services to join our team to assure that all community buildings and associated computerized, mechanized and manual equipment and operating systems, as well as the campus grounds are consistently maintained in good; safe, operational condition and working order through timely preventive maintenance and proactive follow-up.

Full Time working flexible schedule; must be able to work weekends and holidays as needed.

Minimum Education, Skills, Knowledge, Work Experience:

Required: Must have good organization, interpersonal, communication and fiscal management skills; with 3-5 years of progressive supervisory experience, practical knowledge of Life Safety Codes; HVAC, building construction, plumbing, electrical, and refrigeration systems; and preventive maintenance systems and software programs.

Preferred: College degree or equivalent work experience; or equivalent in trade certifications or trade school diploma.

Responsible for but not limited to:

• Selects staff and provides on-going training and performance management.
• Manages timely completion of all resident and staff maintenance requests and work orders.
• Oversees and performs routine preventive maintenance of all community buildings, equipment and operating systems.
• Oversees the scheduling of apartment renovations.
• Prepares and manages departmental operating budget and reports; community Capital budgets and reports; establishes and maintains necessary departmental historical records.
• Coordinates and conducts periodic fire drills and oversees regular testing of fire and life safety systems in accordance with regulatory requirements and company standards.
• Provides expertise and assistance for all emergency repairs and complex system problems.
• Maintains sufficient inventories of all necessary operating supplies, materials, and equipment.
• Leads safety committee
