Description

STATEMENT OF PURPOSE: The purpose of the Senior Project Manager is to lead The Chicago Lighthouse (“The Lighthouse”) through the construction phase and building-open/ lease-up phase of The Foglia Residences at The Chicago Lighthouse (“The Foglia Residences”), slated to be the first LIHTC building in the country for those who are blind or visually impaired.
Additionally, it will be the purpose of the Senior Project Manager to navigate The Lighthouse through its Illinois Solar for All (“Solar”) project.
CRITICAL RESPONSIBILITIES INCLUDE:
  • Understand the deals for both projects – ownership, economics, rights (pre and post-opening), future transaction triggers, etc.;
  • Understand The Chicago Lighthouse’s risks associated with the projects – business, financial, regulatory, etc.;
  • Work with Lighthouse Leadership and the Board to understand the Lighthouse’s requirements for the projects and ensure they are being met.
SPECIFIC ACTIVITIES INCLUDE, BUT ARE NOT LIMITED TO:
  • Study and work to understand The Foglia Residences and Solar project from inception to now;
  • Coordinate with the Residence Task Force, Lighthouse Legal Counsel, Development Team, Leasing and Management Company and all other parties involved in the construction phase and building-open/lease-up phase of The Foglia Residences;
  • Work closely with Lighthouse Legal Counsel to assess and manage risk;
  • Ensure the wishes of Lighthouse Leadership and the Board are communicated and emphasized when working with outside parties;
  • Coordinate material selection meetings;
  • Own overall project delivery, keeping track of documents and deadlines, representing The Lighthouse’s interests at all times;
  • Keep track of all project-related paperwork; ensure all needed materials are current and properly filed and stored;
  • Handle and protect confidential and sensitive data with integrity;
  • Produce written and visual materials for reports and presentations;
  • Communicate timeline changes and new information to the Residence Task Force; track project changes and adjust schedules as needed;
  • Strategize with the Residence Task Force when needed;
  • Schedule meetings with the development partner; meet regularly with the development partner on status;
  • Acts in The Lighthouse’s best interest at all times.

Qualifications


QUALIFICATIONS:
  • Knowledge of affordable housing construction and building lease-up processes and risk associated;
  • Experience managing residential business development processes with public funding;
  • Experience with financial analysis, as it pertains to real estate;
  • Must have proven experience driving results and working independently;
  • Execution-focused; seasoned professional who can work independently;
  • Ability to successfully perform as both an effective team member and leader in a fast-paced environment;
  • Must have proven ability to exercise solid judgment within broadly defined practices;
  • Acts to promote collaborative team environment within projects;
  • Reacts positively to change, cooperating readily with revised methods and priorities;
  • Must have excellent written, oral, and interpersonal communication skills;
  • Must possess a strong ability to organize, prioritize, and coordinate various activities to meet deadlines;
  • Must be proficient in Microsoft Office, particularly Excel; experience with project management, database and research tools and software a plus;
