Broad Institute is Hiring a Construction Manager I Near Cambridge, MA
Job Description This position successfully and efficiently manages the execution of non-capital projects and small capital projects across the campus for the Broad Institute of MIT & Harvard's Construction Management Office {CMO}. Capital projects include laboratory and office environments, support facilities, and occasionally small-scale building infrastructure, as assigned. Occasionally, when working on larger projects, the Construction Manager I {CM I} will be under the direction of more senior members of the CMO. The CM I will be responsible for working collaboratively with the Space Planning and Design Office {SPD} in the early-stage programming, schematic design, design development, and the finalization of the project’s construction documents. At the point of construction documents the CM I will assume management of the designated project, which will continue through the successful completion and close-out of the project. The CM I works to foresee and respond to the requirements and needs of assigned projects. Ensures that projects are delivered on time, and within budget. Utilizes demonstrated project management skills and working knowledge of life science operations to ensure a consistent delivery model on all assigned projects. CHARACTERISTIC DUTIES The CM I works collaboratively and closely with SPD, CMO, and project end users in the early phases of project development with the clear intent of managing the execution of these projects through the Construction Management Office. The CM I meticulously works to ensure there is a smooth transition of the assigned project from the Space Planning and Design Office to the Construction Management Office. A consistent and collaborative approach will be undertaken in retaining architects, engineers, contractors, subcontractors, movers, and in-house Facilities Management contracted staff to ensure scientific program and platform goals are accurately communicated and developed. Professionally and effectively manages contracted professional staff, as applicable. Provides thorough analysis of potential project costs, develops complete project budgets, effectively utilizing cost management practices and cost controls, and working proactively to work within approved project budgets. Provides budgetary forecasts/variances/cash flow, as required. Prepares detailed construction RFQ’s and RFPs for supervisorial review, which contain applicable construction documents. Solicits constructions bids from a pool of pre-qualified general contractors and construction managers. Reviews bid proposals with an eye for detail, completeness, and accuracy, and provides detailed written analysis, and recommendations. The CM I demonstrates exemplary communication skills including ability to write clear and concise reports, project updates, internal memorandums, cost justifications, correspondence, and detailed requests for qualifications and /or proposals, and a natural ability to interact effectively within a wide constituency. Works collaboratively with the Facilities Management Office {FM}, Environmental Health and Safety Office {EH&S}, Security Operations Office {SO}and building landlord(s) throughout an assigned project actively soliciting their input, feedback, and requirements throughout the project; and ensures FM are active participants throughout the construction administration phase of the project. The CM I working collaboratively with SPD in developing preliminary project schedules, and revises project schedules throughout the duration of the project, as approved. Any issues or situations that may impact the successful completion of a project must be immediately flagged, and effective corrective measures shall be identified and recommended immediately. The CM I efficiently manages requests for information, submittals, transmittals, and change order requests; works closely with the Institute’s Senior Contract Officer in finalizing contract terms and conditions, insurance requirements, and other applicable business requirements. The CM I is responsible for finalizing the receipt of a complete set of construction as-built records, drawings, and OEM documents for each assigned project. Works closely with SPD in this regard, as applicable. Ensures projects and related activities adhere to Institutional guidelines with regards to environmental health and safety; Massachusetts Building Code; regulatory {e.g., MWRA}; OSHA, and all Lease and Landlord requirements, as applicable. Works collaboratively with the Senior Director, Construction Management {SDCM}, or on occasion with other senior members of the CMO, in the execution, and successful delivery of all assigned capital projects, and performs other duties as assigned by the SDCM. Works with measured independence. Works with SPD and approved furniture installers to plan reconfigurations of office layouts and/or furniture arrangements. Track any client (end-user) changes throughout life of the project. Schedule and oversee installers, coordinate any temporary office moves that need to occur to support planned changes. Works with SPD, clients, and end users to plan the relocation of staff and lab and/or office equipment. Track any client requested changes throughout life of project and report back to project team, as applicable. Schedule and oversee movers, receive packing materials, and distribute, provide supervision on day of move(s), coordinate the de-install and re-install with in-house engineers and any identified OEMs. Create and distribute packing instructions for both office and lab relocations. Provide pre and post move support to client teams, as required. Coordinate the return of any rental equipment with applicable vendors. Understands the position will require willingness to occasionally perform duties on weekends and off-hours. QUALIFICATIONS Bachelor’s degree required. An equivalent combination of education, training and years of relevant experience may suffice. Minimum of 2-3 years related construction project management experience in a life science environment, or academic environment. Life science experience strongly preferred. Excellent written and verbal communication, and exemplary customer service skills with an eye for detail. Must be able to handle a variety of tasks with varied outcomes, demonstrated ability to effectively solve problems, be creative, and to shift priorities rapidly. A bias toward action rather than inaction. Demonstrated experience with Microsoft Office, Smartsheets, and Bluebeam required. Willingness to learn new construction management systems, as appropriate. Excellent judgment and an ability to see the “big picture” are required to appropriately manage multiple outcomes, while achieving overall Institute objectives.
