Assists the efficiency and effectiveness of The Blood Connection by ensuring the buildings and operational equipment are in proper working order and items are in good quantity and in an organized manner. Assists the VP of Operational Support Services with managing the company’s physical assets (plant) which include property, buildings, operational equipment, electrical equipment, and fleet vehicles. Assists the IT Department with new projects and repairs as needed. Essential Functions Electrical: Installs and troubleshoots all electrical systems including electrical panels, switches, receptacles, circuit breakers, and wire pulling for Facilities and IT departments Helps oversee proper maintenance and documentation of maintenance to electrical equipment Property: Oversees proper maintenance and documentation of maintenance of the company’s landscaping, irrigation systems, parking areas, exterior lighting, exterior displays (signs, marques, etc.), waste handling area, outside maintenance areas, and other items related to upkeep of the company’s real property; including scheduling of maintenance work and when qualified, performing certain maintenance procedures Buildings: Maintains and documents maintenance of the company’s building including scheduling of maintenance work, and when qualified performing certain maintenance procedures Operational Equipment: Assists operational staff in scheduling of maintenance work, and when qualified performs certain maintenance procedures, and assists operational staff in the record keeping of such maintenance when required Fleet Vehicles (motor pool): Assists in proper maintenance and documentation of maintenance of the company’s fleet vehicles and schedules mechanic services, and when qualified performs mechanic work on the fleet vehicles Plans and controls departmental staffing, development, organization, hardware acquisitions, and facilities to ensure that they are consistent with the business plan of the company Selects, develops, and motivates qualified staff to effectively carry out department functions and provide for the continuity of managerial and specialized skills Develops operational expense budgets for systems under direct supervision Develops capital equipment budget for systems under direct supervision Monitors monthly budgets for variance of actual versus budget and takes appropriate action when necessary to advise management or bring expense in line with budget Oversees the evaluation of new technologies that may increase staff efficiency or improve the quality and/or quantity of maintenance activities Directs the expansion of services and methods as needed Serves as liaison between executive management and real estate and construction services (general contractors, construction managers) for construction, renovation, remodels and building projects Prepares and submits vendor warranty claims, parts, and documentation associated with warranty repairs (with authorization from vendors) Serves as a stakeholder and assists the owner of the Continuation of Operational Procedures in Emergencies (COPE) plan for The Blood Connection Oversees the physical security of buildings, grounds, and assets; responsible for employee access control (RFID access for gates, internal and external doors); oversees the agency’s camera system and reviews historical files as needed Ensures proper handling, storage, and disposal of regulated (and non-regulated waste); develops policies, process descriptions, and procedures for the proper handling of, packaging, and disposable of regulated waste Responsible for custodial services and housekeeping Adheres to all safety policies and procedures Other duties as assigned or required Minimum Qualifications High School Diploma or GED Technical/Vocational School for Electrical preferred Five plus years related experience Licensed South Carolina Electrician CDL License with no major infractions and dependable transportation Ability to read and follow written and/or verbal instructions Ability to read and understand electrical blue prints Skilled in wire pulling for all electrical applications including building and IT infrastructure Ability to translate business requirements into technical design and maintain comprehensive technical documentation Ability to work collaboratively with vendors and colleagues to analyze problems and propose recommended solutions that meet both business and technical needs Ability to maintain status of tasks, defects, issues, and support requests daily in each respective tool Ability to communicate effectively, tactfully, and courteously to patrons, donors, sponsors, and co-workers Ability to work with all levels and in a diverse work environment Ability to establish and maintain effective working relationships with staff, management, and peers Physical Demands The physical demands described here are representative of those that must be met to successfully perform the essential functions of this job.
