The Maintenance Supervisor's primary duty is to supervise the on-site maintenance team members and provide leadership guidance, technical direction, and customer satisfaction. Maintenance Supervisors have a broad technical knowledge of the multifamily housing industry and understand that paying attention to minor details while staying organized is a critical component in Creating Exceptional Living Environments.

Essential Duties and Responsibilities

  • Assists with and completes work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and the Company standards.
  • Periodically inspects work performed by other service team members in person to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspects work performed by contractors, vendors, and other service providers to verify the work. Ensures materials and services meet quality standards, scope and specifications as required.
  • Maintains adequate inventory of spare parts and maintenance materials and works with Property Manager to order supplies and tools as needed to stay within budgetary guidelines.
  • Assists Property Manager in developing the budget for regular repair and maintenance and capital expenses. Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
  • Conducts regularly scheduled the Company’s safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property compliance.
  • Demonstrates customer services skills by treating residents and others with respect, interfacing face to face with residents and service team, responding to questions from your team and residents, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with the Company’s policies and performance expectations.
  • Must conduct business in accordance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
Requirements
  • A minimum of 4 years of experience in a supervisory role within the multifamily housing industry or other building maintenance or field-related.
  • A High School diploma or equivalent is required; a college degree is a plus but not a requirement.
  • Ability to fluently read and write in English
  • Basic computer and Internet knowledge with intermediate knowledge of MS Word and Excel; proficiency with Outlook.
  • Ability to be On-Call, as scheduled or as necessary.
  • Required to drive on occasion for business-related needs, such as to purchase necessary supplies for the department and property
  • Valid driver's license and current automobile insurance are required; the position requires a vehicle to fulfill all job functions.
  • CAMT (mandatory in the State of Florida)
  • EPA certification Type I and II
  • Other licenses and certifications as required by Bainbridge, Federal, and State laws.
  • Knowledge of the use of general maintenance equipment including, but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment, required safety equipment.

$28 - $30 an hour

Work Hours

This position is scheduled for 40 hours in a regular work week. Hours of operation are open from 9:00am to 6:00pm Monday through Friday, Saturday 10:00am to 5:00pm, and on Sunday 1:00pm to 5:00pm. Maintenance Supervisors must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.
