The Groundskeeper position is responsible for maintaining and improving the property's buildings, grounds, and common areas. This includes indoor and outdoor cleaning of the premises and ensuring the property's curb appeal. In addition, our Groundskeepers' attention to detail ensures that all prospects and residents have an inviting place to call home. For this reason, Bainbridge's Groundskeepers are an essential anchor in Creating Exceptional Living Environments. Qualifications:• The ability to maintain notable curb appeal at all times. • Ability to demonstrate professionalism, patience & a 'people-first attitude. • Ability to operate small motorized equipment. • Ability to perform physicially demanding tasks, as set forth below. Essential Duties: • Works with maintenance team members to ensure excellent curb appeal at all times. • Daily: indoor cleaning responsibilities include a walkthrough of the entire Leasing Office, Club House, Common Areas, and bathrooms. • Daily: outdoor cleaning responsibilities include landscaping, pool(s), and breezeways. • Ensures operation and functioning of all lightbulbs in common areas and breezeways as needed. • Removes all trash and litter, sweeps sidewalks and pathways, performs basic gardening and weeding, wiping down and cleaning windows and common area furniture. • Participates in company training classes and meetings as required. • Maintains excellent customer service relationships with residents, co-workers, vendors, and the community. • Reports physical safety hazards in the community to the supervisor. • Adheres to Bainbridge's safety program and policy and procedures. • Assists in other projects and activities as needed by the Maintenance Supervisor, Property Manager, Regional Manager, or any member of the Home Office. Physical Demands and Environmental/Working Conditions: Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing, pulling, lifting, moving, carrying light to heavyweight material. Such as appliances, equipment up to 50 pounds for variable distances, climbing ladders stairs, and walking on rooftops without endangering yourself, residents, or co-workers. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping, and elbow motion). Must have a standard range of hearing, vision, color discrimination, and depth perception to operate properly and repair machines, wiring, and equipment. Must complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.). Will be exposed regularly to outdoor environment (i.e., heat, cold, damp, rain, snow etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. By following MSDS guidelines, general safety training, and wearing the appropriate safety equipment, hazards can be minimized with proper technique. Computer Skills Ability to operate and understand personal computer functions and company utilized software packages. Basic computer and Internet knowledge. Intermediate knowledge of MS Word and Excel; proficiency with Outlook. Career Apparel • Must wear Maintenance apparel based on defined company standards. Education • A High School education or equivalent is required; a college degree is a plus but not a requirement. • Ability to fluently read and write in English. Professional Experience • No specific previous experience is required. Attendance/Travel • Ability to work Monday, Tuesday, Wednesday, Thursday, Friday, Saturday, and Sunday, all fifty-two weeks of the year. • Ability to travel; required to drive on occasion for business-related needs, such as to purchase necessary supplies for the department and property; to attend various company gatherings or events; assist at sister properties, either in the general vicinity of your home property or in another state. Licenses/Equipment • Valid driver's license and current automobile insurance are required; the position requires a vehicle to fulfill all job functions.
