Position Summary
The Commercial Real Estate Analyst will report to the company’s Senior Director to assist in all aspects of the development lifecycle, which includes locating, acquiring, and developing speculative and/or build-to-suit transactions. The analyst will learn to analyze markets to determine rents and analyze the financial viability of future investments One of the critical roles of the position is to coordinate and oversee the entitlement process and general contractors, architects, engineers, and consultants to ensure development activities are integrated, well-managed, tracked, on-time, and on-budget..
Job responsibilities will include, but are not limited to, the following :
Investigate and evaluate the feasibility of potential development sites, including the review of relevant land sale and lease comps, and creating initial pro forma analyses
Perform market surveys created by economists and evaluate market information provided by brokers, to project rental pricing in the proposed rental market
Review, analyze, and compare proposals from contractors, architects, engineers, and other professionals, and assist with selection of most qualified vendor
Participate in rewriting their contracts to comply with company standards.
Supervise and manage general contractors, architects, engineers, and other professionals to ensure the work efforts are well integrated, coordinated, on time and on budget.
Be principal point of contact for multiple construction projects, and ensure work is moving forward on budget and on time.
Visit construction sites to inspect progress of work and be point-person for issues related to construction activities
Review general contractor payment requisitions and invoices submitted by other professionals to verify work has been completed in accordance with contract and scope of work
Track the project schedule, identify potential issues, and proactively recommend solutions before problems arise or escalate to prevent impact on delivery date
Manage project delivery (cost, schedule, quality, information, contracts) on multiple development projects
Attend weekly meetings w/ general contractor and report back to ownershipon progress of work
Diligently track actual costs against budget to prevent potential cost overruns
