Taylor Morrison, Inc. (MQ9) is Hiring a Land Development Manager Near SOCAL Division Office: 4695 MacArthur Court 8th floor Newport Beach, CA

Job Description Summary As a Land Development Manager working for Taylor Morrison you will be responsible to effectively and efficiently coordinate the development of company-owned property to achieve business plans and financial objectives. Will create and manage land development budgets, monitor work and actively track invoices, need to understand all components of the land development processes and timing/sequencing of all phases of those processes. Secure the company’s ability to deliver lots on time and play an integral role in the planning process for the jurisdictions in which the company operates, anticipating all possible requirements needed to secure building permits. Ability to understand design-related components necessary to satisfy jurisdictional requirements. Job Details We trust that as a Land Development Manager you will: (responsibilities) Review due diligence materials and assist in developing the budget and land development strategy for new projects Prepare land development schedules for land development work Work with the Project Managers to ensure the project development strategy is being executed Review and approve progress pay applications and ensure that payment is made for completed work Meet with engineers/trades/government agencies Monitor schedule to ensure timely delivery of completed development Schedule and attend all pre-construction and onsite progress meetings Manage day-to-day operations of general contractor and all other development trades Manage day-to-day development activities Schedule appropriate vendors / subcontractors to meet project schedule Implement erosion control CESSWI, QSP Certification a plus – may want to make this a post –hire requirement as well. Create subdivision punch list with inspectors with Project Managers. Direct all trades on all corrective punch list measures and periodic maintenance/repairs The ability to oversee multiple communities Willingness to Drive more than 50 miles per day between Communities Experience with vertical commercial construction a plus. You are willing to perform other duties as assigned What you will need: (competencies, behaviors & attributes) Business Acumen Customer Focus Developing Direct Reports and Others Drive for Results Priority Setting Self-Knowledge About you: Bachelor’s degree in Business, Accounting, Planning, Civil Engineering or Construction Management A minimum of four years’ experience in land development in the homebuilding industry Demonstrated success in the home building industry is preferred Demonstrated ability to complete the job responsibilities with minimal outside supervision and direction Excellent communication skills (verbal and written) Computer literacy (MS Project, Excel, MS Office Suite & BuildPro) Strong organizational, planning, and problem-solving skills Ability to read improvement plans Do we want someone who will be learning on the job? FLSA Status: Exempt Will have responsibilities such as: Interviewing, selecting, and training employees; Setting rates of pay and hours of work; Appraising productivity; handling employee grievances or complaints, or disciplining employees; Determining work techniques; Planning the work; Apportioning work among employees; Determining the types of equipment to be used in performing work, or materials needed; Planning budgets for work; Monitoring work for legal or regulatory compliance; Providing for safety and security of the workplace Essential Functions: Successful job applicants will be able to perform these functions. Report to Division/Corporate Office/Community daily and adhere to schedule Ability to oversee direct reports daily and provide guidance as needed Ability to access, input, and retrieve information from a computer and/or electronic device Ability to have face to face conversations with customers, co-workers and higher level manager Ability to sit or stand for long periods of time and move around work environment as needed Ability to operate a motor vehicle Comply with company policies and procedure Physical Demands: Must be able to able to remain in a stationary position 50% of the time The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds *Taylor Morrison experience and/or successful completion of training program may override required education and/or experience requirement.
