Overview: As a Painter for Multifamily and Commercial Properties, you will be responsible for ensuring the interior and exterior surfaces of multifamily residential properties are maintained to the highest standards through expert painting services. Your role is vital in enhancing the aesthetic appeal, longevity, and value of these properties, contributing to tenant satisfaction and retention. You will work closely with property managers and maintenance teams to execute painting projects efficiently, safely, and with minimal disruption to residents.

Responsibilities:

  1. Surface Preparation:

    • Prepare interior and exterior surfaces for painting by cleaning, sanding, scraping, and repairing damaged areas as needed.
    • Fill holes, cracks, and gaps in walls, ceilings, and trim using spackle, putty, caulking, or other appropriate materials to achieve a smooth and uniform surface.
    • Remove old paint, wallpaper, or other surface coverings using scrapers, sanders, solvents, or steamers to ensure proper adhesion of new coatings.
  2. Painting Application:

    • Apply primer coats to surfaces to improve paint adhesion, coverage, and durability, following manufacturer's instructions and safety guidelines.
    • Select and mix paint colors and finishes according to property specifications, tenant preferences, and design guidelines.
    • Use brushes, rollers, sprayers, or other painting tools and equipment to apply paint evenly and efficiently to walls, ceilings, trim, doors, and other surfaces.
    • Ensure proper ventilation and safety precautions are followed when working with paint products, solvents, and chemicals to protect personal health and property integrity.
  3. Quality Control:

    • Inspect completed painting projects to ensure quality standards are met, surfaces are properly coated, and finishes are uniform and free from defects.
    • Touch up and correct imperfections or deficiencies in paint application, color matching, or surface preparation as needed to achieve desired results.
    • Address any customer complaints or concerns regarding painting services promptly and professionally, striving to exceed expectations and deliver exceptional service.
  4. Safety and Compliance:

    • Adhere to safety protocols, regulations, and best practices for painting operations to prevent accidents, injuries, or property damage.
    • Use personal protective equipment (PPE) such as masks, goggles, gloves, and respirators when handling hazardous materials or working in potentially hazardous environments.
    • Dispose of paint cans, solvents, and other waste materials properly and in accordance with environmental regulations and company policies.
  5. Communication and Collaboration:

    • Coordinate with property managers, maintenance staff, and other stakeholders to schedule painting projects, prioritize tasks, and minimize disruptions to residents.
    • Communicate effectively with tenants to provide project updates, address concerns, and ensure their satisfaction with painting services.
    • Collaborate with vendors, contractors, and suppliers to procure materials, equipment, and resources needed for painting projects on time and within budget.

Qualifications:

  • High school diploma or equivalent; vocational training or certification in painting or related field preferred.
  • Proven experience as a painter, preferably in multifamily residential properties or similar settings.
  • Knowledge of painting techniques, materials, tools, and equipment used in residential and commercial painting projects.
  • Ability to interpret blueprints, schematics, or paint specifications and follow instructions accurately.
  • Strong attention to detail, craftsmanship, and quality standards with the ability to produce neat, precise, and professional paint finishes.
  • Physical stamina and dexterity to perform painting tasks, including standing, bending, reaching, lifting, and carrying heavy objects or equipment.
  • Excellent communication and interpersonal skills with the ability to interact professionally with clients, colleagues, and subcontractors.
  • Reliability, punctuality, and a strong work ethic with the ability to work independently or as part of a team to meet project deadlines and goals.
  • Commitment to safety, cleanliness, and professionalism in all aspects of work, including maintaining clean and organized work areas and equipment.
