Job Description

Location: Tempe, AZ.

Alcorn Construction is expanding it's team and operations with the addition of a new office in Tempe, Arizona! We are looking for an experienced Senior level Project Manager to add to our growing team for the 2023 new year!

The Project Manager will act as a client champion, serving as a single point of contact for clients while managing all phases of construction projects from design & development, through construction and close-out. What you’ll be doing:

The Project Managers will work closely with various members of the project team, including, but not limited to the Owner/Client, Architect/Engineers, Subcontractors, Suppliers, Vendors, and the project Superintendent. They are responsible for acting as the project lead on assigned projects, coordinating all members of the project team, and ensuring the project is completed on time, on budget and safely with the highest level of quality. Timing of involvement on projects will vary based on delivery method, but may include early engagement on design-build and design-assist projects, with engagement continuing until final acceptance and financial closeout of the project. This role is given a great deal of autonomy and trust with appropriate oversight provided by a Senior Project Manager

Responsibilities include:

  • Collaborate with Preconstruction to shepherd projects through the design-build and design-assist delivery methods, providing schedules as appropriate/necessary, in order to arrive at a final contract
  • Review and qualify sub quotes to determine the lowest qualified bidder and issue Notices to Proceed
  • Provide Accounting with necessary project information to facilitate project setup in the accounting system
  • Procure, review and document submittals from Subcontractors/Suppliers/Vendors to ensure timely delivery of materials and subsequent delivery of the project
  • Create and issue subcontracts with assistance from Project Administrators
  • Provide Superintendent with all necessary items (i.e. drawings, specifications, schedule, subcontracts, permits, contact list, etc.) to allow them to get the project started in a timely and efficient manner
  • Ensure that all required permits and approvals are obtained
  • Conduct and lead project kick-off meeting with all project stakeholders
  • Coordinate and lead weekly project meetings, keeping minutes and driving accountability among the entire project team
  • Review, issue and document RFI’s
  • Provide support to the Superintendent in solving project issues to ensure cost and schedule impacts are mitigated
  • Assist the Superintendent in creating and updating project schedules at least weekly
  • Prepare and publish monthly job cost reports
  • Review job sites with a critical eye, noting any safety, quality and/or stormwater concerns and ensuring they are addressed immediately
  • Schedule and lead punch walk, document and publish the punch list, and ensure that all punch items are addressed in a timely manner
  • Collaborate with Project Administrator to obtain all closeout documentation from Subcontractors/Suppliers/Vendors
  • Collaborate with Accounting to ensure proper financial closeout
  • Schedule and lead 11-month warranty walk with stakeholders and Superintendent, ensuring all items are resolved in a timely manner

Qualifications:

  • BS in construction-related major (i.e. Construction Management, Engineering, Architecture, etc.) or equivalent industry experience
  • OSHA 10-Hour
  • 2 years with ground-up commercial construction
  • Experience working with clients on proposals, budgets, design etc. throughout the entire project
  • Builds strong customer relationships; understands and works with their changing needs; communicates with them on a regular basis
  • Possess a strong resolve, be a team player, have a willingness to learn and be extremely responsive!
  • Excellent written and verbal communication skills
  • Extremely organized with the ability to multi-task
  • Great analytical and problem-solving abilities
  • Technologically savvy and experienced with modern software tools for Project Management and cost accounting

Compensation:

Alcorn Construction offers a comprehensive compensation package including competitive salary, bonus potential, 401k, profit sharing, health benefits, PTO, paid Holidays and MORE. The salary for this role is between $90k-$170k based on experience. This position does offer a bonus potential!
