Position Summary:

The Maintenance Supervisor is responsible for:

  • Developing, leading, and managing an “A Player” maintenance team that is responsible for the maintenance and repair of all Sunrise Communities properties, structures, systems, grounds, and equipment at multiple well-kept properties in the Detroit Metro Area.
  • Driving effective and efficient completion of unit turns and work orders, delivers the highest level of customer service, and maintains all Sunrise Communities assets and grounds in excellent condition.
  • Maintaining incident and injury-free communities through safe work practices and proactive identification and mitigation of hazards.
  • Collaborating with the property management team to achieve community and company goals.

Essential Job Functions:

  • Directs and supervises the day-to-day administrative, record keeping, reporting, and operations of the maintenance team in compliance with all company and community standards. Collaborates with property management team daily to meet community goals.
  • Supervises, schedules, assigns, and trains maintenance personnel in the maintenance and repair of: HVAC systems, electrical systems, mechanical systems, plumbing, interior finishes, masonry, roofing, and equipment.
  • Implements routine and preventive maintenance programs to ensure that all buildings, units, common areas, grounds, structures, systems, and equipment are maintained in conformance with community standards; inspecting, documenting and resolving deficiencies; and maximizing curb appeal.
  • Assists in development of the maintenance operating budget and monitors all maintenance-related expenses to ensure they remain within budget.
  • Utilizes the AppFolio property management software platform to: manage work orders, perform and document inspections, track and manage unit turns, document fixed assets, and manage maintenance inventory.
  • Reviews all Work Orders; prioritizes, assigns, schedules, and ensures the timely completion of all Work Orders according to community standards.
  • Manages the apartment turnover process to meet company goals and ensure complete resident satisfaction upon move-in.
  • Follows company and community procedures for purchasing and storing maintenance materials and supplies; striving to ensure they are procured at the best possible price and terms available.
  • Follows company procedure in preparing scopes of work for third-party contractors/vendors, requesting and evaluating quotes, approving work (within limits of authority), and inspecting contracted work to ensure that it is completed in a quality and workmanlike manner, and in conformance with community standards, specifications, and costs.
  • Acts as a safety ambassador, promoting safe work practices; training maintenance personnel in the safe use of tools and equipment, conducting regular safety meetings and inspections, and documenting and resolving any safety hazards in order to maintain an incident and injury-free community.
  • Manages the performance of maintenance personnel; evaluating individual technical abilities and skill levels, quality of work, adherence to company standards, and leading corrective or disciplinary actions to ensure that community standards are continuously upheld and company goals achieved.
  • Leads all maintenance team hiring initiatives; interviewing prospective candidates for alignment with Sunrise Communities’ core values, technical abilities and skill levels, and high-achieving culture fit.
  • Oversees and participates in the on-call maintenance program to ensure adequate coverage is available for after-hours maintenance emergencies on evenings, weekends, and holidays.
  • Performs all duties in compliance with all local, state, and federal regulations, as well as all company policies and procedures.
  • Other job duties and responsibilities may be assigned by management at any time based on company or community needs.

Qualifications and Experience:

  • 5 years maintenance supervisory experience in multifamily environment, or equivalent combination of education, training, and experience.
  • High school diploma or GED
  • Have and maintain a valid driver's license, automobile insurance, reliable vehicle, and clean MVR (to operate company vehicles)
  • EPA Type 2 or Universal Certification preferred
  • Proven abilities and proficiency performing maintenance and repairs in the following areas: HVAC systems (boilers, furnaces, condensers, window/thru-wall air conditioners), electrical systems, mechanical systems, appliances, plumbing, carpentry, flooring, interior finishes, painting, masonry, and roofing.
  • Outstanding interpersonal skills and the ability to interact effectively with team members, residents, vendors, and persons of diverse social, cultural, and ethnic backgrounds.
  • Ability to communicate effectively verbally and in writing.
  • Ability to read, speak, and comprehend the English language.
  • Ability to work rotating on-call shifts to respond to maintenance emergencies.

Physical Requirements:

  • Walk, sit, stand, stoop, squat, crouch, crawl, kneel, reach, climb, balance, and use both hands and feet for prolonged periods of time.
  • Able to lift/move 50 pounds.
  • Vision abilities include close, distance, color, peripheral, depth and ability to adjust focus.
  • Hearing abilities must be sufficient to detect alarms, moving equipment, verbal instructions, and conversations.
