BASIC FUNCTION: The Maintenance Supervisor is responsible for all facilities being maintained in good repair at all times. The interior and the exterior surfaces, fixtures, and mechanical systems maintenance of all facilities are the responsibility of the supervisor. Assuring quality workmanship in all facilities is a priority.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Ensures that all facilities’ interior fixtures are in good repair, including walls, woodwork, handrails, nurses’ call systems, light fixtures, intercom system, CCTV, etc.
Ensures that all facilities’ mechanical systems are maintained according to established procedures, manufacturer’s instructions, and federal, state, and local regulations, including plumbing, electrical, HVAC, etc.
Ensures that all facilities’ exteriors are in good repair including painting, sidewalks, lighting, handrails, etc.
Ensures that, all facility work orders are completed within established time frames, that all work is documented, and that work is of the highest quality with safety as a primary concern.
Attends meetings as required, conducts performance evaluations for Maintenance staff, adheres to all safety programs including testing all fire alarm and emergency generator systems as appropriate, reviews MSDS regularly
Carries a pager for emergencies as required.
Supervises the activities of the Maintenance staff on a daily basis including monthly safety meetings, work/staff scheduling, and disciplinary action. Responsible for the staffing of the maintenance department
Perform other duties as may be assigned by the Facilities Manager.
MINIMUM QUALIFICATIONS: Must have ability to perform and teach a variety of maintenance tasks, including all of the above fields. Must be able to able to work independently. Must be able to troubleshoot mechanical or electrical faults in all facilities systems. Must understand, read, and interrupt blueprints. Must have excellent communications skills; read, speak, and write English. Must be able to receive and issue instructions as required. Must enjoy and be able to work in a senior citizen environment.
EDUCATION AND/OR EXPERIENCE: A High School Diploma with Trade School Courses or the equivalent is required. Must have eight (8) years minimum experience and journeyman level expertise in at least 2 of the following fields: general maintenance including painting, tile, drywall, roofing, etc., HVAC, plumbing, electrical, appliance maintenance and repair. Background should include 4 years minimum experience in the supervision of maintenance staff of a 24 hour, 7-day week facility operation.
