Real Estate Paralegal To support the Real Estate section of the Legal Department in fulfilling its responsibilities to (1) identify, assess and reduce the Company’s legal, financial and business exposure, (2) to ensure the Company’s values and interests are protected and preserved, (3) to ensure the Company’s compliance with applicable laws and (4) to achieve high growth of new restaurant openings in the USA. Key Responsibilities Draft, Review And Negotiate Various Real Estate Documents Prepare and take the lead on negotiating various lease documents, including leases and amendments with oversight from inhouse counsel. Review and analyze landlord comments to lease documents with oversight from inhouse counsel to prepare responses to landlord comments. Lead review and negotiation of SNDAs & MOLs with oversight from inhouse counsel. Review and negotiate storage, parking, license and other short-term agreements. Research Review title reports and online land records for ownership, liens, taxes, superior leases, declarations, restrictions, and easements Research various state laws for real estate legal issues, such as breach of quiet enjoyment, landlord and tenant remedies and liens Research ACRIS database and other online databases of land records to answer title questions concerning liens, taxes and ownership of real property Research, manage and resolve special projects as needed Dispute Resolutions and Lease Administration Support Support lease administration in connection with estoppel requests, commencement (KDA) date agreements, default notices and exercise of renewal options Support legal department and lease administration to negotiate resolution of landlord/tenant claims Communicate effectively with lawyers, landlords, property managers and company employees Oversee legal assistant in connection with the recording of real estate documents Establish, Maintain And Train On Processes To Support The Legal, Development, Asset Management And Lease Administration Departments Create policies, templates, checklists, processes and trainings as needed. Assist with training of legal assistant and other employees in the development, asset management and lease administration departments. Skills & Experience Bachelor’s Degree or Paralegal certificate with comparable experience required Complete a minimum of 3 full years as a real estate paralegal with an emphasis on commercial leasing, preferably at a top tier law firm Exposure to real estate and restaurant or retail leasing matters Strong ability to work in stressful, fast-paced environment and maintain a cordial professional demeanor. Extremely well-organized self-starter that has the ability to meet deadlines and adapt to constantly shifting priorities and allocating resources and time effectively. Superior attention to detail and discretion when managing confidential matters a must. Excellent verbal and oral communication skills. Licensed Notary Public or willing to get license within 6 months of hire. Proficiency in Microsoft WORD, Excel, Outlook, PowerPoint, OneNote, and SharePoint. Ability to work independently, but also collaborate effectively with all colleagues. Diligent, dependable and motivated work ethic.
