RKW Residential is Hiring a Centralized Assistant Property Manager Near Charlotte, NC

Successfully inspires an incredible Resident Experience as part of a hospitality-minded team

● Connects with people of all types and backgrounds, forming meaningful, ongoing and trusting relationships, delivering hospitality through service in all interactions with residents

● Maintains professional, consistent, thoughtful and empathetic communications that are personal, rational and adhere to all property policies

● Maintains updated reports and processes all applications in entirety, in accordance with company procedures and fair housing requirements

Maintains effective relationships with residents helping ensure strong lease renewals and resident retention

● Manages the overall renewals program, ensuring RKW best practices are implemented across the property in the lead up to and throughout the renewal

● Functions as a critical point of contact for all residents, ensuring they feel heard and prioritized and that their concerns are addressed 

● Collaboratively closes the loop with the greater RKW team, on behalf of the resident, and is readily available by phone and email

Drives property performance through effective revenue management

● Drives resident awareness, participation and engagement through AlfredOS

● Inspires strong resident retention through accurate management of resident accounts, managing and processing all resident payments accurately and in a timely manner. Ensures prompt credit of payments, billing of outstanding payments and issuance of accurate statements on schedule and upon request (including for past residents), per RKW expectations

● Promptly, politely and empathetically manages delinquencies and issues late letters and notices, including late payment, eviction or returned check memos.

● Inspires healthy vendor relationships and partnerships through the accurate management of vendor invoices, setting up all invoicing, coding and processing to ensure vendor payments are processed in a timely manner

Provides effective stewardship of company resources through accurate financial accounting and recordkeeping

● Maintains accurate files, including applications, leases and other reports using appropriate company accounting software, spreadsheets and databases, ensuring paperwork, notices and associated figures are accurate and closely reviewed prior to dispersal to residents

● Accurately prepares, reviews and closes monthly, quarterly and annual reports and ensures integrity and confidentiality of resident data, team member data and property assets. Ensures accurate FAS processing and timely distribution

Collaboratively partners across OneCompany

● Functions as a highly collaborative team player, seeking out and utilizing all available internal and external resources, and supporting fellow team members 

● Consistently and effectively communicates with the Regional Manager and relevant teams regarding property performance

Qualifications

Education

● Associate degree from a college or university or equivalent; or

● 2 to 3 years related experience and/or training or equivalent

Language

● Ability to read, analyze and interpret

● Ability to write reports, business correspondence and effectively present information to peers, managers and residents, such that all letters, memos, bills, statements and reports are accurate and understandable

Computing Skills

● Ability to use accounting software (RealPage); contact management systems; database software; design software; development software; HR systems; payroll systems; spreadsheet and word processing, and the Internet.

Physical Capabilities[1]

● Ability to lift up to 25lb.

● Ability to climb up stairs to access units, walk and stand for long periods

● Ability to sit at a desk for long periods

● May be occasionally exposed to wet and/or humid conditions (non-weather)

● May occasionally work near moving mechanical parts
