Summary of Position:The Maintenance Supervisor position assists in managing maintenance personnel, supervision of unit turnover, repairs, renovations, projects, and on-call emergencies and is directly responsible for carrying out all health and safety procedures that have to do with the property, its residents, and employees. Tools of the trade will be provided and secured at the community maintenance facility.

Job Qualifications:

• Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade Licensing preferred but not required
• Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic, or schedule form
• Great eye for detail
• Excellent communication and interpersonal skills
• Works well under pressure and meets tight deadlines
• Strong decision-making and problem-solving skills
• Proficient with Microsoft Office Suite or similar software.

Job Requirements:

• At least five years of general maintenance/general repair experience, three years of apartment industry experience required.
• Management experience required  
• HVAC Certification is required. Pool Certification is a plus.
• Extensive knowledge of building systems such as plumbing, electrical, and HVAC
• Excellent analytical and problem-solving skills.
• Ability to identify issues and determine repairs that are needed
• Ability to plan maintenance schedules for building systems
• Excellent management and supervisory skills
• Must have the flexibility to work weekends and after-hours as necessary.
• Report to work on time with a neat and professional appearance or, if provided by the company, a uniform with safety accessories.
• Be courteous and pleasant to residents and co-workers at all times.
• Maintain a professional and courteous relationship with vendors.
• Maintain liability insurance, a means of transportation, and hold a valid, state-issued driver’s license.

Physical Demands:The ability to frequently lift, carry, push, or pull 25 to 50 lbs. correctly and safely. Physically able to climbs numerous flights of stairs daily. Stooping: Frequently bending body downward and forward by bending the spine at the waist, requiring full use of the lower extremities and back muscles. Kneeling: Frequently bending legs at knees to come to rest on the knee or knees. Crouching: Frequently bending body downward and forward by bending legs and spine. Reaching: Frequently extending hand(s) and arm(s) in any direction. Handling: Frequently seizing, holding, grasping, turning, or otherwise working with hands.
