1. POSITION SUMMARY
Archway Communities is seeking a Housing Development Manager to own the execution of challenging and innovative affordable housing development projects. The Archway Real Estate team is focused on growing our impact in Colorado and beyond by building new models that we can deploy, alongside more traditional LIHTC executions, to broaden our toolkit for meeting our communities’ critical housing needs. 
The successful candidate will have a gift for distilling simplicity from complexity, the leadership skills to drive intricately layered project timelines, and the communication skills to successfully represent Archway in public hearings, competitive financing applications, and delicate negotiations with long-term partners. Candidates should have direct, hands-on responsible experience with the affordable housing development process.
2. ESSENTIAL FUNCTIONS
A. Project Management
Objective: Drive successful execution of complex, multi-year affordable housing development projects

Key Results:
  • Drive successful pre-construction processes that result in creative and reliable pricing and drawings that can be delivered on time and on budget
  • Build capital stacks, drawing on typical and non-typical sources
  • Own the responsibility for successfully meeting project milestones
B. Manage Internal and External relations
Objective: Build best-in-class relationships with partners
Why this matters: The delivery of a development project relies on the coordination of a vast network of partners spanning design and construction, finance, and various government agencies. Managing these relationships successfully is critical to short-term wins and long-term sustainability.
Key Results:
  • Establish relationships with external consultants, community groups, local and state government officials, funders, investors, and attorneys
  • Positive collaborative partnerships with internal teams including property management, finance, administration, real estate, and social services
  • A professional presence that engenders credibility with both oral and written skills as well as effective public speaking
3. QUALIFICATIONS
Education: Master’s degree in a relevant field – e.g., Real Estate, Finance, Urban Planning – is desired. Archway will consider candidates with less formal education and more hands-on experience
Experience: At least 3-5 years of experience in affordable housing development, finance, or policy; real estate or project management; or a related field and preferably in Colorado

  • Advanced organizational skills, including reliable personal task management, and exceptional attention to detail including the ability to manage a network of interrelated financing, construction, and real estate details
  • Fluent financial modeling skills – displays strong “model intuition”
  • Excellent communication and interpersonal skills
  • Shines under pressure and meets tight deadlines

4. WORK ENVIRONMENT AND PHYSICAL DEMANDS
  • Follow Archway’s COVID protocols
  • Valid driver’s license and access to reliable transportation.
  • Ability to efficiently perform job responsibilities with minimal supervision.
5. COMPENSATION
  • The pay range for this role begins at $100,000 annually and goes to $120,000 annually depending on experience.
  • Archway provides Health and Dental insurance with the company paying 80% of the cost.
  • Archway provides a Vision plan as well as Short-Term and Long-Term Disability coverage and Basic Life/AD&D; the company pays the full amount of these plans.
  • Archway provides a 401k retirement plan and contributes 3% of the employee’s eligible annual pay as a non-elective contribution.
  • Archway provides 13 paid holidays per year including 3 floating holidays.
  • Full-time employees accumulate one day of paid sick leave for each month worked, after their first 30 days of full employment. Unused sick leave accumulates from year to year up to a maximum of 60 working days.
  • Full-time employees in their first three years of continuous employment will accrue vacation time at 3.08 hours per pay period. For a full-time employee working 40 hours per week, this equals 80 hours or two weeks of vacation per year.
  • Prior to hiring, an employee benefits guide detailing these, and other benefits will be made available to newly hired employees.
