Real Estate Manager Position Summary: The Real Estate Manager is an expert in commercial real estate markets and maintains a strong network of brokers and real estate developers nation-wide. Responsible for identifying, evaluating, and gaining approval of real estate development opportunities. Prepares and submits site evaluation packages for executive review and approval to maintain a viable pipeline of opportunities that support Red Robin’s development strategy and plans. Negotiates real estate transactions and leases with owners, developers, brokers, and attorneys to gain favorable terms and conditions. Collaborates with internal departments during the development phase to ensure real estate project timelines and budgets are achieved. Oversees Real Estate Analyst and provides direction regarding financial modeling, analysis and forecasting in support of evaluating development opportunities. Essential Functions: Identification, evaluation, and approval of all real estate opportunities available for development, leasing, and/or acquisition Participate in the formulation of a long-range real estate strategy plan for portfolio Execute against established real estate strategy, including market analysis and strategic placement of existing portfolio and new stores Initial identification of sites through utilization of demographic analytics database, in house geographic information systems, and integration of all critical internal data to identify real estate opportunities Travels to respective markets to analyze retail trends, traffic flow, demographics, market shifts and retail closures Lead meetings and communicate regularly at the executive level to provide guidance on new and existing real estate opportunities through oral presentations Prepare and submit site evaluation packages for the Real Estate Executive Committee, which could include conducting site tours with the Executive Team Prepare quarterly real estate materials for the Board to provide strategic updates and results Publicly Address groups such as Planning & Zoning, City Council, Economic Council and individual REIT organizations. Negotiate real estate transactions and leases with owners, developers, brokers, and attorneys to obtain favorable terms, conditions, and costs acceptable under company guidelines and business plans Ensure the real estate transactions meet the financial and operating objectives of the Company, assist in establishing clear metrics for reporting upon all real estate transactions Management of nationwide brokerage network to develop and maintain market presence and expertise to ensure optimum site acquisitions, and protection of legacy market share Create and maintain relationships with major equity partners / developers Support in the disposition of all assets associated with non-performing Red Robin concept locations Support the Lease Administration software / reporting process and accurately report / communicate critical portfolio dates and decision requirements Coordination and execution of lease documents, in coordination with Real Estate Legal and external firms Collaborate with Construction, Design, Finance, Accounting, Marketing and Operations to ensure compliance of store opening schedule, extension of existing lease terms, relocations, or other critical Real Estate functions Lead internal and external teams related to new restaurant development including market research, LOI/lease negotiations, site development, building construction and operations turnover Provides finance with real estate cost estimates, forecasts lease obligations, and updates to capital plans Oversees the real estate analyst and provides guidance and direction regarding real estate analysis and forecasting Manage budget for real estate function including capital spend and general/administrative spend Review overall financial performance of new restaurants to verify/adjust overall growth strategy Oversee the methodology and implementation of modeling related to new restaurant sales forecasting, cannibalization, and other financial impacts Qualifications: Bachelor’s degree in Real Estate Development, Finance, Business, or related field of study. Minimum of eight years progressive experience in real estate analysis and development including at least three years of site selection and approval in a multi-unit retail or hospitality environment Knowledge, Skills & Abilities: Have a strong understanding of all nationwide real estate markets Working knowledge of real estate purchase contracts, leases, and site acquisition Knowledge of lease (portfolio) administrative procedures and systems Knowledge of real estate codes, regulations, and related legal issues General understanding of construction terminology, blueprints, permitting, and site design Demonstrated knowledge of market analysis and site selection Well-developed broker network Advanced financial modeling and analytic abilities Corporate / Public Accounting Knowledge Effective communicator using written and verbal forms of communication Strong negotiating skills Organized and able to develop specific goals and plans to prioritize, organize, and accomplish desired results Able to delegate tasks to other team members, including those outside of immediate area of influence Ability to travel nationally, approximately 50% of the time Benefits: Annual bonus opportunity Paid time off and holidays Health, vision, dental, life insurance plans, and discounts 401(k) savings plan plus a company match with immediate vesting Eligible to participate in the employee stock purchase plan after 1 year of continuous employment Discounts on Red Robin food Compensation Range: $97,600.00 - $134,200.00 Red Robin is an Equal Opportunity & E-Verify Employer
