The Assistant Community Manager assists the Community Manager with day-to-day operations. This includes maximizing income, minimizing expenses, leasing apartments, collecting and depositing monies daily, maintaining good community relations, and supervising staff and vendors when needed.

Essential Duties:

• Responsible for all work completed by employees under direct supervision
• Adheres to company policies and sees that employees under direct supervision follow them
• Assures that all prospects, residents, and employees are treated with respect and courtesy, and in keeping with Company Policies, Fair Housing, and/or Labor Laws
• Works to ensure that positive public relations are maintained between residents, personnel, and the community
• Assures that rents are collected and deposited promptly
• Leases apartments, processing and approving applications, and collecting and depositing appropriate fees
• Works to secure renewals of the longest term and at the highest rate
• Implements programs, communications, activities, services, etc., to reduce turnover by increasing resident community satisfaction
• Inspects each vacant prior to move-in to assure product readiness
• Inspects site weekly and assigns corrective action as needed
• Assists with processing invoices
• In absence of Manager supervises outside contractors used on property
• Complies with policies regarding key control, safety, security, and confidentiality and reports any known or suspected violations
• Performs any other duties as directed by Community Manager and/or Regional Manager
• At all times displays the highest levels of conduct, dress, appearance, and company loyalty and assure the same of employees under direct supervision.

• Basic Computer Skills: (Word Processing, Microsoft Word, Microsoft Excel, Property Management Software)
