Job Description

The Estimator position plays a key role in our organization as the company’s management representative leading a project through conceptual phases and pre-construction and supporting other projects in construction and commissioning/close-out. This includes oversight and direction of design firms and project managers / project engineers and developing a complementary functional working relationship with the subcontractors and vendors to provide our clients with a project conceptual / proposal phase that is completed within budget, on schedule, in accordance with quality standards and meeting the customer’s satisfaction. 

The estimator conceptualizes a plan to execute the project and ensure logistics and work flow activities and objectives are clear to all team members and defines market based cost structures that are representative of the work. This position focuses on longer term planning, cost control, procurement, schedule planning, and identification of and resolutions for potential pitfalls or risks.

The incumbent in this role primarily works independently and readily interfaces with client (in-house or external). They may supervise a project team, establish milestones, project guidelines and deadlines in consultation with senior management. The position requires full understanding of means, methods, and sequencing of disciplines and trades and interaction of design functions. There is responsibility for developing the project execution plan and cost. Additionally, this role functions with limited senior management support. Must be able to develop project concepts with a focus on defining project cost. Ensures materials and trades scope captures all that is required to execute a project. Develops conceptual estimates, tracks changes through an event log and cross-ties intermediate estimates and final estimates or proposals to this project cost history. Maintains direct responsibility for pre-construction estimating budget and schedule. Preferred applicants will have 10-20 years of applicable estimating experience.

Typical Activities:

  • Read and understand plans and specifications for complex projects
  • Read and understand Basis of Design or Design Narrative and conceptual plans in order to fill in the missing information.
  • Work with architect and engineering team partners to define a comprehensive scope needed for construction pricing
  • Manage the preparation of a thorough take-off of quantities for their scope of work
  • Manage the thorough review of subcontractor pricing and prepare a comprehensive bid tab
  • Identify and account for phasing, site challenges, site logistics, etc.
  • Identify and manage pricing strategies
  • Adjust pricing across markets regionally
  • Maintain and expand company cost data base and reference points for estimates, as built costs, purchase point costs, etc.
  • Develop reliable detailed estimates from conceptual documents, schematic documents and final documents
  • Identify and document scope and scope clarifications.
  • Survey scopes for all trades
  • Price work for all trades
  • Lead estimates on smaller projects
  • Estimate key scopes on major projects
  • Develop strategies to gain an advantage on estimates
  • Identify and address risk during the estimating and $GMP development process
  • Translate the estimate scope to the balance of the project team
  • Ensure a complete scope has been captured during the estimating process
  • Conduct estimate reviews on smaller projects for executive management
  • Develop, support, and maintain subcontractor and supplier relationships
  • Personnel evaluation and development with growth of the group
  • Lead effective scope, proposal, and Basis of System Criteria write-ups
  • Able to strategize about the procurement and follow through at bid time.
  • Proficiency with conceptual estimating using assembly pricing
  • Proficiency with conceptual estimating using square footage pricing.
  • Vast experience in various contract delivery types (e.g., Design/Build, CM at risk, and hard bid)
  • Maintain company standards and ethics
  • Outside-of-office participation with local subcontracting community and A/E community.
  • In office participation with project managers, superintendents, and project engineers to pull pricing efforts, take-offs, and proposals together.
  • Assist construction project teams with estimates and pricing for project changes.
  • Participate in and may leads project design phase meetings
  • Participate in and may lead buyout and procurement effort utilizing project staff for development of bid packages and execution of the bid process
  • May develop and presents bid tabulations to the owner for purchase authorization
  • Responsible for development of conceptual schedules for proposals
  • Responsible for pre-construction project budget maintenance relative to assignments
