Position Title: Housing Inspector

Location: Remote (Weekday travel required to various locations)

Period of Performance: 3 years with optional extension periods

Project/Position Overview:

HUD holds the mission of creating strong, sustainable, inclusive communities and quality affordable homes for all. The mission of HUD entails working to strengthen the housing market to bolster the economy and protect consumers, meet the need for quality affordable rental homes, utilize housing as a platform for improving quality of life, build inclusive and sustainable communities free from discrimination and transform the way HUD does business. Inspectors shall follow HUDs standards and business rules for inspectors including maintaining professional conduct and demeanor prior to, during, and after an inspection and in all interactions with residents, inspection participants, property representatives, and any other individual with whom the inspector comes in contact.

This role is contingent upon award.

Responsibilities and Duties:

  • Ensure construction meets local and national building codes and ordinances, zoning regulations, and contract specifications.
  • Check the structural quality and general safety of buildings; examines all systems and features - including the roof, exterior walls, garages, foundation, interior walls, plumbing, electrical, and heating, ventilation, air-conditioning, and refrigeration (HVACR) systems. 
  • Provide support for structure and facility removal activities.
  • Tests and evaluates the general operation and physical condition of structures and systems – including but not limited to fire protection systems, alternate power generation, domestic water, air quality, and health and safety hazards. 
  • Prepares written reports about inspection results, covering initial and follow-up assessments and include observation notes and photographs for evidence.

Required Education, Knowledge and Skills:

  • High school diploma or equivalent with mechanical and construction trades knowledge.
    • Specific technical knowledge in major building trades used in residential construction including foundations, structures, framing, roofing, plumbing, heating, and air conditioning, and electrical.
  • 2 years experience performing licensed/certified inspections of public housing properties, Housing Choice Voucher properties, single family, or multifamily real estate properties, commercial and/or medical care facilities to determine compliance with physical housing infrastructure, systems, and construction standards.
  • Possess current license(s) or certification(s) required by local, state, and/or federal jurisdictions and/or in accordance with industry standards according to the type of inspection being performed preferred. Typical industry certification associations include: International Code Council, International Association of Plumbing and Mechanical Officials, International Association of Electrical Inspectors, National Fire Protection Association, National Home Inspection Exam, International Property Maintenance Code (IPMC), American Society of Home Inspectors (ASHI), Past or present licensed contractor.
  • Ability to read, understand, and interpret the applicable inspection standards.
  • Specific technical knowledge in major building trades used in residential construction including foundations, structures, framing, roofing, plumbing, heating, and air conditioning, and electrical
  • Written and verbal communication, problem-solving, and conflict resolution skills
  • General computer skills including familiarity with Windows software and ability to use an appropriate data collection device.
  • Physical ability to test and assess large properties.
  • Maintain a valid driver's license.
  • Qualified applicant must be able to pass a background check.
  • Ability to communicate effectively with a diverse range of individuals.
  • Ability to multi-task and prioritize in a fast-paced work environment.
