Operations Manager Job Description

PGA WEST Residential Association manages a large development of 1,422 homes, 5 lakes, 54 swimming pools and spas, 305 acres with approximately 15 miles of streets. The Association has its own inhouse staff to manage and maintain the property. It has an operating budget of $12M.
The Association is seeking an Operations Manager. This position reports to and works closely with the General Manager, Board of Directors, and Committees. The Operations Manager is a salaried, exempt position.

The Operations Manager is responsible for the following:

• Manage a staff of 23 people that includes the Landscape Manager and Maintenance

Manager

• Lead staff development, performance appraisals, recruitment, retention, and wage administration
• Manage 8 key contracts with a value of $4.6M
• Prepare RFPs, bid analysis and report contract award recommendations of Management to the Board of Directors
• Maintain good homeowner relationships, which requires strong written and verbal communication skills
• Ensure Work Orders are completed satisfactorily and timely
• Prepare annual Operating Budget
• Interface with Accounting and Collections regarding delinquent assessments
• Serve as liaison between homeowners and Compliance Committee
• Maintain status as a Notary Public for recording Maintenance & Indemnity Agreements
• Oversee preparation and distribution of Board of Directors’ Notices and Board packets in a timely manner
• Attend Board Meetings, Executive Sessions and Committee Meetings and prepare draft minutes
• The Operations Manager shall perform the duties of the General Manager in his or her absence
• Other duties as determined by the Board of Directors or General Manager

Qualifications:

• 5 years of HOA management experience
• CCAM mandatory, preferred candidate to be on track to obtain PCAM designation
• College degree preferred
• Excellent verbal and written communication skills mandatory
• Ability to communicate in Spanish a plus
• Proficiency in Word, Excel, and ability to learn and use proprietary software

Salary Range: $90K - $126K

Job Type: Full-time

Pay: $90,000.00 - $126,000.00 per year
