Renovation Field Manager

PaulsCorp, LLC, a leading national real estate development firm, is presently seeking a Regional Field Manager to provide oversight for interior residential renovations on a growing portfolio of Dallas area multi-family properties. This is an exciting opportunity to be a part of a family-oriented company and its long-term vision for the Dallas market which includes renovation and redevelopment work worth $3M annually. We are looking for a mid-level field manager, who is self-motivated and driven, to supervise work and trade partners as well as identify areas for process improvements and cost-savings.

Position summary:

This position is ideal for any apartment maintenance managers ready to step up to the next level in their careers and become a regional with multi-site responsibilities on the construction side. The current scope of work is mainly upgrading interiors like-for-like with a few floor plan changes and handling additional painting projects and amenity space enhancements. You would be in charge of scheduling a team of subs to get the work done, approving invoices, focusing on quality control, and consistently communicating with property staff on delivery dates. The best part is that you would never have to be on call again!

Ideal Candidate Requirements:

• Leadership experience in residential construction as a trade foreman, project superintendent, or higher
• Must be a clear and effective communicator, both verbally and in writing
• Ability and flexibility to adhere to the demands of simultaneous renovations across multiple properties
• Significant project management skills
• Excellent schedule coordination skills
• Ability to manage team members
• Ability to negotiate labor pricing with sub-contractors while retaining and building relationships.
• Experience working construction in occupied buildings and a clear appreciation of Customer Service and taking care of existing customers.
• Must have a clean driving record and reliable transportation
• Proficient knowledge and ability to use a computer and related technology including word processing, managing electronic files, basic understanding of Excel and communication via email, etc...
• High School Diploma or equivalent required

Responsibilities include but not limited to:

Renovation Setup

• Conduct pre-walks and communicate with the supply chain materials needed as well as with sub-contractors the full scope of work for each unit.
• Ensure contractors have all needed materials supplied by PaulsCorp
• Understand the use and application of all products and parts to be installed as a part of the renovations.
• Manage schedules daily for multiple units to ensure completions within company-set time frames.
• Interact with on-site property managers and maintenance supervisors to coordinate pre-walk schedules,

Project Execution

• Inspect in-progress renovation work, and conduct final QC walks of each unit to ensure completion at the highest standards.
• Ensure Trades clean up after themselves each day and units are always next-trade-ready daily.
• Manage and control renovation budget/ expenditures on each unit.
• Conduct site safety audits regularly and correct all non-compliant activities and behaviors immediately.
• Secure all company property and protect it from theft, vandalism, and damage.
• Interact with on-site property managers to gain final acceptance of each unit.
• Manage one or more direct reports as the business requires.

Reporting

• Produce weekly and monthly status update reports including pictures, budget updates, schedules (excel based) and a 1-week look ahead.
• Review and approve invoices regularly to ensure all subs are paid correctly in a timely manner.
• Follow all required company policies, procedures and paperwork. Instruct trade partners to have a thorough knowledge of the same.
• Clearly communicate with all parties involved in the renovation from sub-contractors to onsite personnel and corporate stakeholders key Milestones, progress updates and challenges.
