Responsible for the evaluation and monitoring of properties in an assigned portfolio to assure compliance with all applicable affordable housing programs. Keeps current on all changes in affordable housing regulations and distributes this information to the appropriate Property Management staff.

•Keep current on all updates and changes in affordable housing programs and requirements. This requires monthly research of agency websites to stay updated on new policies, procedures, and compliance-related forms.

•Assure that Property Operations personnel receive clear and concise written interpretations of changes

•Respond to compliance-related questions from Property Operations personnel

•Monitor, review and approve all responses for MOR, LIHTC, HOME, and all other agency audit responses as required in a complete and consistent manner. Ensure timely response delivery by stipulated deadlines. Maintain inspection tracker by updating as needed.

•Schedule/coordinate all ongoing file reviews and audits by:

l . Testing verification of resident income, assets, student status, and all other eligibility criteria for all applicable affordable programs

2. Testing periodic resident annual recertifications for income, assets, student applicable affordable programs

3. Verifying compliance with Fair Housing standards

•Responsible for deployment of additional compliance policies, procedures, and filing documentation for all affordable programs as needed. Participate in annual staff workshops on changes to regulations, Fair Housing workshops and other in-service training determined to be appropriate.

• Assess and make recommendations to the Human Resources Department regarding training needs for Property Managers.
• Support Human Resources Department in developing and deploying corrective action plans based on internal or external audit findings.
• Process and submit all PSR (Project Status Reports) for all LIHTC properties as required
• Process all HAPS

• Assist with REAC inspections when needed
