The Apartment Maintenance Supervisor is responsible for the physical condition and appearance Oak Creek. You will be responsible for leading routine work and preventative maintenance of HVAC, electrical, plumbing, carpentry, major appliances, grounds, and amenities. You will be managing a team of 5 to 6 maintenance techs and keeping the staff motivated. The Apartment Maintenance Supervisor consistently strives to maintain the highest level of attention to the operational needs of the community.
JOB DESCRIPTION
- Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by identifying the problem and making appropriate repairs. If the required skill set is not available in-house for the maintenance work needed, you will be scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- You will be developing standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community.
- Manage the Maintenance Team and periodically inspects work performed by your team members to assess effectiveness of their work and our procedures. Develop corrective action plans as needed.
- Inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Maintains adequate inventory of spare parts and maintenance materials and works with Property Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Develop monthly preventative maintenance procedures.
- Support cost-cutting and expense control programs by fixing rather than replacing parts when possible.
- Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
This position is eligible to participate in a bonus program in addition to their base salary. Once eligible, team members may participate in the 401k plan. Regular, full-time team members are also offered medical benefits. We offer a 50% discount on housing and company vehicle after 90 days( good driving history required).
