DEVELOPMENT MANAGER

Construction Resource Solutions, (CRS), provides workforce flexibility to construction companies with qualified personnel. Construction Resource Solutions is seeking and experienced Director of Development for an exceptional professional real estate firm located in the Melbourne, FL.

The Development Manager role is focused on the development of multiple ground-up projects both current and future, the growth of the Company’s business, along with exceptional and guidance to a team of professionals/consultants. The Development Manager will work closely with principal owners on all phases of development projects through due diligence, permitting and construction.

PRIMARY RESPONSIBILITIES INCLUDE BUT ARE NOT LIMIITED TO

• Main areas of focus to include (but not limited to): managing the pre-acquisition due diligence procurement and leading the entitlement processes throughout the duration of the projects and construction; etc.
• Supervising ground-up development planning and construction.
• Management of teams and projects from inception to completion.
• Procure, review, and approve all necessary due diligence inspections and reports.
• Facilitate preparation of concept layouts for potential projects, source proposals from engineers and consultants and manage their timely workflow throughout the entitlement and development process.
• Research state and local development ordinances, zoning, DOT’s, etc. speak with local jurisdictions and consultants to develop the critical path and development requirements for each project.
• Providing direction to engineers, architects and tenant representatives regarding proposed design style, value engineering and coordination of Landlord and Tenant’s plans.
• Review plans against Landlord’s Work requirements to ensure project scope, including all obligations.
• Prepare preliminary development and construction budgets for proposed projects based on existing site conditions, market knowledge and preliminary information.
• Reviewing and approving civil and architectural drawings prior to submittal to government agencies; review and manage agency comments; attend government and hearings as required.
• Developing and updating project schedules for seamless coordination between all involved parties.
• Assisting with all related negotiations with consultants, third party agencies, etc.

EDUCATION AND EXPERIENCE

• Bachelor’s Degree in engineering or related discipline
• Five (5) years of related retail (free-standing and shopping center) and land development experience
• Strong knowledge of the commercial real estate industry specifically related to development projects
• Ability to work in a fast-paced environment; manage multiple projects simultaneously; multi-task effectively with an attention to detail
• Strong written and oral communication, and negotiation skills
•  Working knowledge of Microsoft Outlook, Word, Project, and Excel

TRAVEL

• Occasional travel is expected with this position.
