New England Heritage Properties is Hiring a Maintenance Technician Near Lowell, MA

Summary: Plays a key role in property management, including budget control, resident retention, and owner satisfaction. Ensures the efficient operation of the property by operating within established financial guidelines and budget, meets established property standards, and takes required action while responding to resident requests in a timely, efficient, and courteous manner. Works independently to coordinate all site management related issues. Handles all assigned aspects of property building maintenance. Ensures that service requests and repairs are made correctly in a timely manner. Diagnoses problems and makes repairs in the following areas: electrical systems, plumbing, appliances, flooring, carpentry, heating, and air systems. Maintains overall cleanliness of the assigned Property. Responsible for components of apartment turnovers in a timely manner.

Supervision Exercised: No supervisory duties are required.

Essential Duties and Responsibilities: (Any one position may not include all of the duties listed, nor do the listed examples include all that may be found in positions of this class.)

Primary Responsibilities:

  • Preserves and respects confidentiality of resident and information.  
  • Works patiently, professionally, and cooperatively with residents and staff.
  • Safely maintains the physical condition and appearance of the property.
  • Satisfactorily completes all work orders within 24-48 hours.
  • Completes apartment turnovers, within the first 14 days of move out, to include painting, handling repairs and improvements and turnover cleaning.
  • Works with supervisor on preventive maintenance schedule and tasks.
  • Inspects plumbing, heating, and electrical components of assigned buildings. Inspects mechanical rooms to ensure all items are in working order.
  • Inspects gutters, downspouts, roofs, windows, AC units, and fire detection equipment. Makes repairs as necessary.
  • Inspects and clean common areas such as hallways, stairwells, lobbies, parking lots, lawns, and dumpsters.
  • Cleans up debris, removes trash, changes light bulbs in common hallways and exterior walls of the buildings, as needed.
  • Responsible for the cleanliness, organization, and upkeep of the company vehicle (if assigned one) and the maintenance shop.
  • Completes all paperwork on a daily basis to include work orders and turnover paperwork. Provides information to the Maintenance Manager to close out work orders and complete turnover tracking.
  • Attends regular staff meetings.
  • Completes assigned Grace Hill courses.

Shared Responsibilities, as needed:

  • Responsible for 24/7 on call rotation at the Lowell & Tyngsboro properties. Responds to emergency maintenance repairs after working hours.
  • Coordinates vendor keys and shadows vendors when maintenance presence is necessary.
  • Works closely with Maintenance Manager to maintain required inventory levels on supplies, tools, etc.
  • Assists leasing & management staff as necessary during emergency situations.
  • Special projects and other duties/responsibilities as maybe determined or assigned.

Required Skills, Knowledge & Abilities: Be knowledgeable and skilled in the safe use of hand tools and small power tools. Must possess neat and orderly work habits. Possess adequate knowledge of plumbing, electrical, and heating systems. Basic knowledge of general carpentry. Solid interpersonal and communication skills. Desire to work as part of a team and ability to work independently. Ability to complete tasks on time and meet deadlines. Self- motivated, organized, punctual and work well independently. Positive Attitude. Self-directed, reliable, and responsible. Maintain a valid driver's license and have own means of transportation. Have the abilities to read and write the English language, use electronic devices such as smartphones and communicate and correspond through email and other electronic avenues. Must have their own hand tools. Ability to drive to multiple Heritage Properties communities on call, mileage reimbursed.

Education & Experience:  

  • High School Diploma, Vocational or Technical school diploma preferred.
  • Prior experience in preventative maintenance work required.
  • Prior experience working in a residential setting is preferred.
  • Initial exams for any education/certification are paid for by the Company; any need for subsequent exams to pass and retain license(s)/certifications will be at Employee’s cost.

  • Must be able to lift between 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
  • Must be able to regularly use hands and fingers to handle, feel or operate objects, tools or controls, and reach with hands and arms. Frequently needs to walk, stand, sit, climb, balance, stoop, kneel, crouch, crawl, smell, talk, hear, read, and write.
  • Ability to perform other physically demanding duties as directed.
  • Must have reliable transportation as personal vehicle is a requirement for the position. Traveling to any Heritage Properties site for work during the business day (mileage is reimbursed) or on overtime (on call situations) mileage is reimbursed.
  • Required to drive to and/or walk the properties in the event of inclement weather.
