Who We Need 

The Property Accountant will be primarily responsible for all aspects of property accounting and the monthly close for the assigned property portfolio. The right candidate will have strong analytical and problem-solving skills, strict attention to detail, and the ability to multitask. Additionally, the ability to adhere to all accounting cycle deadlines and collaborate with the full accounting team in the process is essential. 

Netrality is a close-knit team of A-players. This position is an opportunity for the new team member to assist in establishing best practices and efficiencies throughout the accounting function.

Description of Responsibilities 

  • Responsible for managing all aspects of the monthly close.
  • Prepare monthly account reconciliations for balance sheet accounts.
  • Review general ledger to ensure that all expenses are properly classified.
  • Prepare monthly variance explanations.
  • Prepare month cash flow projections.
  • Assist in the preparation and review of monthly financial reporting packages.
  • Perform generally varied and complex accounting-oriented duties in support of supervisors and property operating requirements with minimal direction.
  • Use extensive knowledge of the property's operations and is effective when communicating with corporate officers, vendors, tenants, and customers.
  • Efficiently and successfully controls and performs several project activities simultaneously; can easily "switch gears" without sacrificing timely completion of critical assignments.
  • Preparation of periodic loan covenant calculations.
  • Prepare CAM reconciliations for monthly accrual postings and annual reconciliations to tenants.
  • Coordinate with the billing and lease administration department to ensure that all charges are billed to tenants in accordance with applicable leases.
  • Maintain all fixed asset schedules including reconciliations for month-end close.
  • Record monthly fixed asset additions, disposals, transfers, and depreciation.
  • Collaborate with the procurement and asset owners on fixed asset transactions to ensure correct coding and compliance with the capitalization policy.
  • Assist with year-end audit requests.
  • Take the lead on special projects pertaining to assigned portfolios.
  • Assist and participate in other projects as assigned and requested.

Position Requirements and Desired Skills 

  • 3-5 years of accounting experience
  • Bachelors degree in Accounting from a four year accredited university or college
  • Demonstrated proficiency in the use of multiple accounting software programs strongly preferred, notably MRI or a similar software.
  • Experience in the real estate or data center industries strongly preferred.
  • Strong experience in Microsoft Office Suite, including advanced Excel skills and SharePoint navigation
  • Excellent written communication and interpersonal skills.
  • High attention to detail and accuracy. Able to recognize anomalies or errors pro-actively and self-correct.
  • Be a detail-oriented problem solver with a win-win attitude, working towards meaningful solutions
  • Experience working independently as well as collaboratively; effectively managing priorities while meeting hard deadlines
  • Extremely high level of confidentiality and ability to practice discretion
  • Flexibility to perform a variety of duties, including some administrative support tasks
  • Self-motivated initiative taker with a constant eye for creating efficiency
  • Adhere to all guidelines and expectations set forth in companys corporate handbook
