About Mooring Commercial ConstructionMooring is a 3rd generation, family-owned Commercial Construction and Disaster Restoration company. PositionThe Project Manager will be based in our Houston location. This position requires the ability to work in a fast-paced environment and to deal with stressful situations with resourcefulness and initiative. The ideal candidate is a people-smart leader who will contribute to the process improvement and overall organization of the office. The nature of the work demands maturity, courtesy, tact, professionalism, a sense of urgency, confidentiality, technical skills, and interpersonal skills. The Project Manager will be exposed to every aspect of the construction process and will become a subject matter expert on all construction and emergency services office and team coordination as it applies to them. To accomplish the job successfully, an individual must be able to perform, with or without reasonable accommodation, each essential functions satisfactorily.
Essential Functions
  • Able to read, interpret, and understand all Prime Contract requirements for a project. Understand and execute change order and notification process. Delay and time extension notice process. Payment procedures, execute what contract allows.
  • Execute the monthly/weekly reporting requirements.
  • Overall Project Team Management
    • Manages and maintains project staff meetings, communication strings, and task sets for team members.
    • Works with project superintendents on field production, schedule update. Ultimately be aware of all significant items happening on the jobsite.
    • If not onsite, makes travel arrangements to be onsite as project need requires
    • Ensures the project office and site is cleaned and organized and up to standards.
    • Ensures Project Coordinators are handling their tasks. Ultimately responsible for their performance. Processing subcontracts, purchase orders, change orders. Processing and preparing owner and subcontractor billings.
    • Works with superintendents on schedule updates, provide feedback and review comments as needed. Ultimately responsible for project schedule performance. Demonstrates the skills necessary to create and update a project schedule.
  • Buyout, Budget, and Contract Management
    • Completes quality and thorough project buyout on time.
    • Works with Project Coordinator on Subcontractor templates and exhibits correct drawing and specification log.
    • Template language is correct, Quality scope of work used. Be knowledgeable about specific tax, certified payroll, cost reporting requirements. Verify liquidated damage clauses and scheduled dates included in subcontracts. Sits down with the Construction Director to create and review the initial forecast outcome.
    • Perform PCOs, PCCOs and maintain project budgets and forecasts. Maintains a PCO log that tracks all pending, potential, and current cost issues for the project. These would be for internal and exterior changes. 
    • Keeps cost reports clean and balanced. Reconcile commitments and budgets. Reviews all subcontractor payment requests with superintendents. Work with accounting to get these turned in on time. Reviews all subcontractor cost issues with project superintendents. Ensures that the items being submitted are legitimate and the required documentation and backup are present. Keeps subcontractor cost issues addressed and cleaned up always.
  • Relations with Client and Architect- Strong, professional communicator to these parties. Works well with the design team on issues and challenges. Manages them to get the satisfactory responses needed to keep the project moving. Able to review/discuss change and cost issues with the design team and owner and resolve to keep the project moving. Understands and is the master of what is in the contract documents.
  • Thoroughly reviews and scrutinizes all subcontractor change pricing prior to submitting to the design team and owner for review and approval comments. Protects the project from weak cost recovery attempts by Subcontractors. 
  • Protects the project schedule and reviews all prime changes for cost and schedule impact. This could be a lead time, resequencing, or more scope condition that affects schedule
  • Other duties as assigned
Qualifications
  • Two or four-year degree in Construction Management preferred or equivalent experience
  • Expert knowledge in the means and methods of construction
  • Proven track record of successful accomplishment in all phases of supervision
  • Commercial construction experience – specific for large TI’s and ground up. Emphasis on industrial, commercial, and retail.
  • Ability to manage multiple projects (size and location will drive the assignments)
  • Excellent planning, schedule management, and project site logistics management skills
  • OSHA 10 hour, 30 hour preferred
