Overview

The Marketing Operations Manager is key in optimizing the effectiveness of the Marketing Department in relationship to entire MG Properties portfolio. In this capacity, a candidate must possess the ability to think both analytically and creatively and should be both brand and customer centric.

The Marketing Operations Manager leverages their understanding of the market landscape to support, guide, and provide feedback to the execution of the integrated marketing programs for each property. In addition, this position reviews and analyzes the performance metrics and reporting for ROI on marketing campaigns and suggest creative solutions for programs not meeting expectations. Self-driven and a critical thinker, the Marketing Manager duties include proactive reporting, adjusting, and analyzing portfolio and asset marketing performance relative to budget and benchmarks/factors; maintaining close relationships with various departments to ensure reporting is holistic; and follow through and adjusting marketing spend based on budget and data in a timely manner. The Marketing Manager should be able to identify regional, national, and market trends.

Responsibilities

  • Conduct competitive and local research on customer insights to ensure a thorough understanding of each property’s market and demographic.
  • Regularly analyze traffic, lead, sales, and occupancy reports and take strategic action to maintain optimal marketing efforts and optimize conversion across the lead generation and sales funnel. This includes monthly reporting on property activities and marketing channels.
  • Drive regularly scheduled calls/meetings with key regional leadership in each market to review marketing efforts, challenges, etc. – anticipate needs and prepare relevant strategic recommendations, including media additions or removals.
  • Build and maintain strong relationships with Operations/Property Management and all key MG Properties functions to ensure highest level of interdepartmental communication and integration
  • Senior point of contact for acquisitions and dispositions to ensure each is integrated in a timely manner for all aspects of marketing
  • Develop thoughtful integrated marketing campaigns that weave together the unique attributes of each property and their demographic with strategic efforts in digital advertising.
  • Identify, coordinate, and facilitate promotional events, corporate sponsorships and other marketing efforts to grow the brand in applicable communities.
  • Facilitate marketing presence on YieldStar calls and implement updates into marketing strategies.
  • Manage all marketing channels (ILSs) to ensure pricing and product are promoted promptly and adequately, and the vendor relationship for each ILS
  • Maintain the integrity of all tracking sources and marketing data, and other ad hoc strategic requests, as needed.

Qualifications

  • Bachelor's Degree required
  • 4-8 years of experience in marketing (multifamily, hospitality, commercial real estate industry preferred) or 4 years as a Community Manager at a multi-family property
  • Willing to take initiative and represent Marketing and Operations in larger meetings
  • Meticulous with strong project management and prioritization skills and can work under deadlines
  • Willing to travel and establish in-person rapport with on-site teams and regionals
  • Highly analytical with advanced proficiency in Microsoft Office Suite (namely Excel) and Business Intelligence software to gather the right intelligence for decision making
  • Excellent verbal and written skills, as well as strong editing and proofing skills
  • Understanding of WordPress and/or other content management systems
  • Proficiency using project and workflow management tools (e.g., Asana, Workfront, Percolate)
  • Strong executive presence
  • Up to 35% travel
