Manages the daily operations of the commercial properties, downtown amenities, and public spaces in Wellen Park. This role will serve as the developer’s/owner’s liaison between the property management company, the tenants, the on-site subcontractors, contractors, GC, prospects, and tenants. Oversees sales/leasing, tenant relations, maintenance, and other support activities.

Responsibilities

  • Ensure proper communication and correspondence, between prospects, leasing agents and third-party property management company
  • Communicate with the on-site management company to ensure tenants are served and comply with all operational, leasing and marketing requirements
  • Provide and maintain developer maintenance request forms with engaged property manager
  • Respond timely and courteously to problems and requests of management company, tenants, prospects and vendors
  • Approve necessary work orders for maintenance staff and vendors
  • Carry out frequent inspection around the downtown common area and tenant spaces to ensure entire facility tenants comply with agreed upkeep of the property and lease agreement
  • Ensure proper maintenance of lease and property files and ensure such files are updated as required
  • Work with Marketing and Events departments to ensure company sponsored programs are properly facilitated
  • Ensure company policy and contracts are adhered to by all parties involved
  • Maintain all necessary tenant correspondence, files, and records
  • Develop proficiency in relevant software for better properly management
  • Prepare and establish property operation manual, maintenance procedures and policies, and property management plan
  • Coordinate with contractors on development parcels under construction or developer controlled

Qualifications

  • Bachelor’s degree from an accredited 4-year university
  • Minimum of 7 years’ experience in a similar role
  • Proactive, outgoing individual with the ability to maintain records and follow-up on outstanding items
  • Possess flexibility and high level of dependability, as well as unquestionable confidentiality
  • Must know leasing and understand financials
  • 2-3 years of experience working with marketing, events, and programming
  • Possess strong oral and written communication skills to pass information to stakeholders without being misunderstood
  • Possess good knowledge of office equipment and their operation, like scanners, fax machines, and copiers
  • Ability to work with various computer packages like Excel, Outlook, PowerPoint, and MS Word
  • Possess ability to work with others and get them to perform optimally
  • Possess ability to multi-task and prioritize assignments
