Lloyd Companies is Hiring a Manager-In-Training Near Rapid City, SD

SUMMARY

In a learning capacity, to be responsible, under the supervision of the property manager, for all phases of the operation of the properties, including, but not limited to, the general administration and maintenance of the physical property; and to see that the properties are maintained at all times and in good physical condition with a stabilized fiscal operation.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Meet with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.
  • Inspect grounds, facilities, and equipment routinely to determine the necessity of repairs or maintenance.
  • Investigate complaints, disturbances, and violations and resolve problems following management rules and regulations.
  • Assist in planning, scheduling, and coordinating general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties.
  • Assist in the Management and oversight of operations, maintenance, administration, and improvement of residential properties.
  • Maintain records of rental or usage activity, special permits issued, maintenance and operating costs, or property availability.
  • Determine and certify the eligibility of prospective tenants, following company policy.
  • Assist in the preparation of detailed budgets and financial reports for owners.
  • Assist/advise in the Marketing of vacant space to prospective tenants through leasing agents, advertising, or other methods.
  • Assist: Solicit and analyze bids from contractors for repairs, renovations, and maintenance.
  • Review rents to ensure that they are in line with rental markets.
  • Prepare and administer contracts for the provision of property services such as cleaning, maintenance, and security services.
  • Work with a purchasing agent to purchase building and maintenance supplies, equipment, or furniture.
  • Act as liaisons between tenants and owners.
  • Confer regularly with community association members to ensure their needs are being met.
  • Inspect property regularly to ensure that it is well maintained and has good curb appeal.
  • Collect rents and other monies due to the property and institute proper procedures against delinquent accounts
  • Act as a leasing agent for other properties outside of your day-to-day assignment. This will include being available at least one weekend a month and some evenings.
  • Handle the after-hours leasing line at least one weekend per month.

EDUCATION and/or EXPERIENCE

Associates or Bachelor's Degree preferred in related field.
