Real Estate Manager

The LiveRamp Real Estate Portfolio and Transaction Senior Manager will be part of a small, nimble and dynamic real estate team who is charged with providing the places and Workplace Experience for LiveRampers. Our team’s mission is to inspire people to engage in creating the LiveRamp technology innovations for our clients and customers.

The Portfolio and Transaction Manager will team, partner and build relationships with Real Estate and Workplace Experience teams, stakeholders and business partners to support real estate needs, develop portfolio strategies and conduct Transaction Management to deliver best in class workplaces for LiveRamp. 

You will also be responsible for analyzing and making recommendations for the overall budget for the corporate People and Culture function. 

You will:

Real Estate Responsibilities 

  • Executes the strategic and transaction management aspects of LiveRamps’ leased real estate portfolio to maximize real estate value and serve internal business partner needs.
  • Oversees and executes all aspects of Transaction Management including portfolio positioning, site selection, acquisitions, dispositions, lease negotiations, and lease execution.
  • Skilled at managing and overseeing outside partner relationships including Landlords, brokers, WeWorks, outside legal, etc.
  • Subject matter expert with responsibility for the management, administration, and disposition of a real estate portfolio consisting of leased office properties.
  • Skilled and aggressive negotiator on economic and non-economic aspects of leases.
  • Manages and oversees a cross-functional team of real estate brokers and legal counsel to deliver on all aspects of the Transaction project lifecycle.
  • Manages deliverables including reports, scenario plans and presentations for real estate transactions and portfolio management.
  • Partners with outside providers with Lease Administration efforts to fully understand the entire portfolio, upcoming critical dates, lease expirations, rent payments, and other obligations associated with leases.
  • Manages, oversees, coordinates the execution of ancillary lease documents including estoppels, SNDA’s, Commencement Date Agreements, etc. 

About you:

  • Foundational knowledge and a Bachelor's degree with 10 years of related real estate experience or an equivalent combination of education and experience.
  • Experience in conducting transactions in a corporate environment or within a real estate company with a focus on corporate service tenant representation.
  • Demonstrated contribution to real estate strategy development to solve complex or unique problems and/or develop unique opportunities.
  • Sound and comprehensive understanding of real estate business strategies and processes.
  • Ability to lead large/small projects of varying complexity and avoid risk exposure.
  • Knowledge of the industry's competitive landscape and an understanding of the market and factors that shape the industry.
  • Real Estate Certification (MCR, SLCR, CCIM, etc) is desirable.

  • Proven ability to engage and influence senior business leadership in a fast-paced, high-growth environment.
  • High customer centricity, business acumen and ambition to contribute towards enhancing the overall domain of program management for contingent workforce and supplier inclusion.
  • Project management and process improvement background with exceptional analytical, organization, and problem solving skills; use data to drive recommendations
  • Experience collaborating with brokers, Legal, Procurement, and other organizations
