Of course, work wouldn’t be work without some responsibilities. You’ll be responsible for all aspects of maintaining parking areas, property lawns, plant beds, irrigation systems and the swimming pool. You’ll work inside too, caring for entryways, stairways and hallways. You’ll coordinate with contractors hired for snow removal and extra landscaping, and will complete maintenance. Responsibilities

Duties and Responsibilities: 

Planting Approved MaterialPlant annual flowers or other plant material in specified beds.Construct new plant beds as directed. 

Repairing Damaged Turf AreasPrepare area for seed/sod.Install seed or sod as directed.Install erosion control netting or hay over area if applicable or block area off as directed.Water area as necessary. 

Maintaining Existing Plant BedsRemove weeds or debris from plant beds on a weekly basis.Prune plant material as necessary or as directed.Water turf and plant beds as necessary or as directed. 

Building Entries & Exteriors/Hallways & Stair CasingsSweep out and remove debris from all building and apartment entries.Wipe down exterior doors, casings, light fixtures and signs as directed.Wash exterior siding and garage panels as directed. 

Parking AreasRemove and/or treat weeds.Clean away debris from curbs.Repaint curbs or parking lot lines as directed. 

Irrigation SystemPeriodically checks sprinkler heads to ensure each is working and adjusted appropriately.Adjust watering times as necessary. 

Monitoring Workmanship of Landscape & Snow Removal ContractorsInspect workmanship of contractor to ensure they are meeting contract obligations.Notify supervisor when failure of an obligation is witnessed. 

Snow Removal (If needed)Shovel snow from sidewalks and building/garage entries as directed.Salt parking areas, sidewalks and building entries as directed.Remove icicles from buildings as directed. 

Swimming PoolWash pool furniture as directed.Test pool water and add chemicals as directed.Rearrange pool furniture as necessary.Empty trash receptacles as necessary. 

Daily InspectionsInspect common areas and community amenities daily to ensure that these areas are in good condition.Prepare appropriate service request or notify Maintenance Supervisor when areas need attention. If corrective action is minor and within the scope of the grounds keeping responsibilities and if tools and/or material is in stock, proceed with work to be completed. 

Preventative or Seasonal Maintenance - Assist Maintenance Level II and/or III co-worker or Maintenance Supervisor with one or more of the following functions:Start-up, regular maintenance, and winterization of irrigation system.Swimming pool opening procedures, daily maintenance, and end of season close down procedures.Installation, removal, and regular maintenance work on fountains. 

AdministrativeComplete service requests and leave a copy for the Resident and/or office.Note inventory checklist when material is removed for use in the community.Complete time sheets. 

Support

Offers assistance as necessary to alleviate a team member’s workload. 

CommunicationMaintain a professional and friendly rapport with residents, team members, and contractors.Notify Maintenance Supervisor of Contractors who consistently fail in performing contracted work.Notify Maintenance Supervisor of work delays, low inventory, emergency situations or angry Residents.Keep Property Manager apprised of unhappy team members, angry Residents, complaints, alleged neighbor disputes or incidents believed to have violated a community policy or term of the Lease. 

SafetyComplies with the Liv Communities LLC Employee Safety and Compliance manual.

Qualifications

Completion of one approved fair housing seminar within one year, and every two years thereafter. 

Scheduling

  • Required to maintain a regular schedule which may require working overtime, weekends, and some holidays as well as some afterhours resident events.

Physical Requirements:

  • Ability to lift, push and pull up to 100 pounds.
  • Ability to walk around the property several times daily - up 10 miles a day.
  • Ability to walk on uneven surfaces.
  • Ability to climb several flights of stairs several times daily.
  • Hearing and visual ability to observe and detect signs of emergency required.
  • Must be able to sit, stand, reach, bend and stoop for extended periods of time.
