The Collections Manager will support the Customer Experience department with tasks related to acquisition, disposition, continuing operations and special projects.

RESPONSIBILITIES

  • Ability to reconcile tenant ledgers to identify errors
  • Investigate historical data to source issue of remittance errors, short pays or improper billings
  • Monitor accounts to identify outstanding amounts owed within designated region
  • Perform tenant outreach to discuss open receivables, solve complex ledger issues and follow through to resolution or set up payment arrangement
  • Manage and conduct monthly AR Meetings by market within a designated region
  • Assist with in place tenant rent redirections and provide updated remittance information to tenants who are not paying to the right accounts
  • Ensure that internal demand/defaults, request for outside counsel and proceeding to eviction lists are generated and processed monthly
  • Coordinate with National Major Accounts Representative on open balances with Top 25 tenants
  • Update account status records and collection efforts via Yardi Collections tool
  • Oversight of tenant accounts in dispute with Accounting – tracking and guiding through to resolution
  • Tracking of all open payment plans negotiated with tenants
  • Monitoring of Bad Debt and Pursuit updates via Yardi Collection tool
  • Work with Leasing, Property Management and Legal Department as lead liaison for management oversight of tenant defaults, terminations, and evictions
  • Post judgment collections, tracking of open bankruptcy cases and processing of write offs to remove remaining open balances from Accounts Receivable
  • Package and provide required documentation for third party Collection Agency
  • Gather, analyze, interpret, and prepare operational data for reporting in a specified format
  • Assists in collection, aggregation, export of data and input into Yardi database.
  • Perform ad-hoc analysis as needed and present the findings to management.
  • Dedication to delivering exceptional customer service through proactive and responsive service
  • Perform strategic analysis of lease documents
  • Maintain key data in internal real estate systems
  • Other tasks as assigned

QUALIFICATIONS

  • 5 years of experience in real estate, property and project management/operations or commercial real estate collections
  • BA or BS in Finance, Real Estate, Accounting, Economics or Business Management
  • Excellent oral and written communication skills
  • Strong customer service skills
  • Proficiency with Microsoft Outlook, Word, and PowerPoint,
  • High level proficiency with Excel, SQL and Yardi or similar platform
  • Self-motivation, determination and initiative in a team environment
  • Demonstrated high attention to detail
  • Excellent organizational skills
  • Ability to adapt to change and willingness to take on new company initiatives
  • Ability to work independently and multi-task effectively in a fast-paced work environment
  • Strong data mining and analysis skills
  • Current/prior real estate experience is highly preferred

PHYSICAL DEMANDS

Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents operating standard business office equipment.

WORKING CONDITIONS

Work performed in a general office environment. May require extended hours during peak periods.
