Join us for one of the area's leading property management companies! What You Will Do
Supervise work of other on-site staff through planning and scheduling work and reviewing and approving tasks.
Mentor and coach team including conducting performance reviews and disciplinary forms if needed.
Maintain positive working relationships with property owners/partners and/or asset managers at all times.
Maximize property performance by training, evaluation, and developing staff members.
Ensure budgeted NOI is met., Assist Regional Manager with preparing budgets and contract bids.
As directed, oversee onsite staff to ensure rents are collected timely, processes and procedures are followed at specified locations, month-end reports are accurately submitted to accounting and the property is properly maintained including bid reviews from outside contractors.
Maintain a high level of industry knowledge and provide recommendations on topics such as when to raise/decrease rents, run special promotions, knowing your audience, recommend appropriate marketing strategies, maintaining appropriate maintenance programs for each property and maintaining knowledge of applicable federal, state and local tenant/housing laws.
Marketing and leasing units effectively to meet goals.
Coordinate and ensure maintenance & repair of property, preventative maintenance and work orders are completed and followed up per Lund policy.
Implement and maintain resident retention / relation programs.
Submit PO prior to purchase/scheduling and code invoices to financial account specifications for Regional Manager approval.
Inspect property and model unit daily, walking vacant units and sparkle (clean) for prospects.
Coordinate, approve and complete move in and move out paperwork.
General office work includes filing, answering phones, responding/sending emails and greeting guests.
Consistently travel to properties where needed.
Process move-ins and move-outs efficiently.
All other duties as assigned.
What You Will Need
Bachelor's Degree in related field and minimum of 1 year of successful and progressive experience or equivalent.
Management or supervisory experience- 1 to 2 years minimum (service-oriented industry)
Attention to detail and a knack for explaining the features available on property
Valid Driver License, reliable transportation and valid insurance required
Technical experience and effective computer skills- Yardi experience preferred
The ability to multi-task and to follow-up with potential renters, vendors and residents
Oversight of monthly financial analysis; including but not limited to variance reports and monthly owner's letters.
Proven sales, marketing and customer service skills
