Purpose and Objective

Reporting to the Senior Investment Manager, this position will lead asset origination, underwriting and manage the deal lifecycle in real estate direct (private) investments for portfolios managed by LGA. The Investment Manager will support participation in public deals backed by real estate (incl. Structured finance). The role requires working collaboratively with various partners across L&G’s global businesses to provide creative financing and structuring solutions for capital efficiency and perform primary and secondary market research to support onboarding of new asset classes. The Investment Manager role will also involve proactively managing the L&G real estate portfolios to identify any early signs of stress.

• Originate and underwrite real estate debt investments across a variety of property types, including residential and commercial, and US metros/submarkets
• Build a robust real estate debt investment pipeline leveraging existing networks, and build relationships with commercial real estate market participants including building owners, sponsors, developers, asset managers, and contractors.
• Managing all aspects of the deal lifecycle, including analysis and underwriting, debt structuring, due diligence, loan docs review / negotiation, and risk analysis in collaboration with external investment managers and internal teams.
• Work through internal deal review and approval process by developing credit memos, financial models, and relevant materials.
• Work with senior team members to identify investment opportunities in structured finance deals, including single family rentals, reverse mortgages, etc. and collaborate with trading and portfolio management team for execution.
• Portfolio management and monitoring of credits by assessing risk, ratings stability, and cash flow volatility, and coming up with a Watch List.
• Support the introduction of new real estate sub-asset classes following appropriate governance.
• Support real estate allocations in Alternative Investments backing Capital & Surplus.
• Support LGA’s effort to analyse the impact of climate risk on real assets of the investment portfolio.
• Ability to identify legal issues and exercise sound judgment for benefit of LGA.

Education

• BA / BS in mathematics / economics / finance / real estate or related field.
• MBA / MS in real estate / CFA preferable.

Experience/Knowledge

• 5 - 7 years of real estate related experience in debt origination, underwriting, structuring, portfolio management and/or workouts, preferably on the buy-side or at a life insurance / reinsurance company.
• Understanding of real estate market and sub-market fundamentals driven by demographics, technology, and macro factors.
• Strong knowledge of real estate debt and equity capital market trends.
• Proficiency and knowledge of financial modelling, valuation, real estate analytics, and scenario / cash flow testing.
• Hands-on knowledge of legal documentation and US Risk Based Capital preferable.

Skills

• Self-starter, results-driven work ethic with the ability to thrive independently.
• Ability to think critically and execute efficiently to meet aggressive deal timelines.
• Proficiency in Excel, Word, PowerPoint, Bloomberg, and relevant analytical software.
• Knowledge of real estate databases and analytics like CoStar, RCA, Argus, etc. preferable.
• Strong written and verbal communication and presentation skills.
• Experience influencing in a matrix-oriented environment with multiple stakeholders.
• Willingness and ability to travel for property inspection and market studies.
