Our goal is to enhance the value and performance of our clients’ properties through exceptional service and strategic management. We are currently seeking a skilled and proactive Commercial Property Manager to oversee a diverse portfolio of commercial properties.
As a Commercial Property Manager, you will be responsible for the comprehensive management of commercial properties. You will oversee all aspects of property management, including tenant relations, financial performance, maintenance, and vendor management. The ideal candidate will be a detail-oriented professional with strong organizational skills and a deep understanding of commercial property management.
Job duties include:
- Overall management of property, including tenants, vacant space, common areas, building and grounds
- Managing and oversee tenant move ins and move outs, including managing tenant improvement renovations
- Prepare monthly variance reports and executive summaries
- Management of annual budget. Will work closely with accounting to prepare budgets, analyze variances, and determining cash flow available for expenditures
- Assist in the preparation of CAM estimates and CAM reconciliations
- Inspecting overall properties on a regular basis, including vacant units ensuring a well-kept, professional appearance
- Review and approve invoices for properties
- Obtain bids for maintenance and repairs
- Oversee contractors and review/approve contracts
- Communicate with tenants to resolve tenant issues/complaints
- Ability to understand and interpret lease language and enforce legal terms of lease
- Communicate with building owners on a regular basis
- Other duties as necessary
Competencies:
2 years of commercial property management experience
- Exceptional customer service skills
- Excellent verbal and written skills·
- Proficient in Microsoft Word, Excel, and Outlook
- Appfolio software experience a plus
- Detail oriented, organized, and reliable
- Able to multi-task, prioritize and meet deadlines
- Professional, friendly attitude
- Team oriented
- Require local travel to various properties in the St. Louis/St. Charles area. The company does reimburse for mileage.
