We are seeking a motivated, dedicated, and capable individual for a full-time Property Coordinator role. We are looking for someone who will be active in the listing process, has strong customer service skills, is detailed oriented, and has demonstrated the ability to prioritize tasks and can utilize independent sound judgement. This position includes driving by properties for regular inspection and ‘on site’ activities, such as attending home inspections, being present for utilities turn on/off, and delivering information to/from state and local agencies to facilitate property acquisition.

This is an excellent opportunity for a motivated self-starter possessing a service attitude and the ability to work with minimal supervision when in the field.

Responsibilities:

  • Point of Contact Property Coordinator for region and liaison between head office and regional team
  • Coordinate with Reno based team to manage and ensure projects are completed on time, efficiently and accordingly to best business practices
  • Perform scheduled and regular drive by inspections of properties in the region, to check for and address any maintenance or aesthetic items/concerns
  • Tenant services including lease management (rental registration, posting of tenant lease renewals, and posting of late letters) and eviction management (posting of 3-day notices, landlord proxy during eviction hearings)
  • Coordinate tenants move ins and move outs
  • Implement and manage tenant loyalty program
  • Coordinate property inspections; on site during the inspections
  • Take and upload effective and accurate marketing photographs with ClearVal technology
  • Communicate with people outside the organization, indirectly represent the organization to the public, government, and other external sources. Build an unprecedented reputation in the community
  • Liaise with external agencies to ensure required permits and documents are procured, filed, and maintained; pick up and deliver permits, documents, packages, and other items between office and properties
  • Support local team with tenant maintenance work orders, as needed

Additional Responsibilities and Duties

  • Practice and adhere to Krch Realty values and service standards
  • Conduct business with the highest standards of personal, professional, and ethical conduct
  • Perform and assist with duties, as required, to maintain workflow, and meet deadlines
  • Notify management of obstacles, equipment or operating problems requiring the need for additional support and/or supplies
  • Participate in meetings and workgroups to acquire and maintain necessary levels of knowledge relating to business developments, industry requirements, policies and regulatory guidelines; collaborate on projects and communicate issues
  • Ensure all safety precautions are followed while performing the work
  • Follow company standard operating procedures (SOPs) and policies
  • Perform tasks, special projects and other duties as assigned

Requirements

  • High School diploma
  • Valid driver’s license and reliable vehicle
  • 3 plus years’ relevant experience
  • Demonstrated maturity and integrity to work with minimal supervision while working in the field
  • Ability to schedule time wisely, efficient time management
  • Strong organizational skills, specifically problem management, multitasking, and time-management
  • Ability to communicate in a professional manner
  • Strong working knowledge of Microsoft Excel
  • Highly team oriented

Preferred

  • Residential Real estate experience
  • Maintenance experience
