We are currently seeking a Project Manager for our Multifamily sector. The position of Project Manager provides oversight and management from the conceptual/schematic phase through close-out of in-house projects. The Multifamily sector includes new construction projects and renovation and/or maintenance of existing properties projects. The position will be responsible for:

  • Solicit Geotechnical Engineering, Seismic Refraction Testing and Seasonal High Water Evaluation proposals.
  • Complete Bid Evaluation Geotechnical Engineering, Seismic Refraction Testing and Seasonal High Water Evaluation proposals.
  • Create Geotechnical Engineering, Seismic Refraction Testing and Seasonal High Water Evaluation proposals agreement.
  • Manage Geotechnical Engineering, Seismic Refraction Testing and Seasonal High Water Evaluation proposals.
  • Create “Owner Program” for each project.
  • Solicit Design Professionals and Consultants proposals.
  • Complete Bid Evaluation of each Design Professional and Consultant proposals for presentation to Executive committee.
  • Create Design Professional and Consultant agreements.
  • Manage Design Professionals and Consultants.
  • Create Request for Proposal for 3rd Party Materials Testing and Inspections.
  • Complete Bid Evaluation of each 3rd Party Materials Testing and Inspections proposals.
  • Create 3rd Party Materials Testing and Inspections agreements.
  • Manage 3rd Party Materials Testing and Inspections company.
  • Coordinate and collaborate with in-house Interior Designer through-out each phase of the project.
  • Create and maintain project specific construction CPM schedule.
  • Create and update Estimates from Conceptual through Construction Documents
  • Create job specific Subcontractor and Vendor Scope of Work.
  • Solicit Subcontractor and Vendor proposals.
  • Complete Bid Evaluation for each Subcontractor and Vendor proposal.
  • Create Subcontractor and Vendor agreements.
  • Prepare and manage Buy Out report until project is bought out.
  • Manage Field Personnel including Superintendents, Assistant Superintendents, Trade Contractors, and Vendors.
  • Contact, coordinate with and manage local utility installation.
  • Manage the Request for Information and Submittal/Shop Drawing process with the assistance of a project engineer.
  • Manage Owner Change Request and Subcontractor and Vendor Request for Change process with the assistance of a project engineer.
  • Conduct O.A.C., Team and Subcontractor/Vendor meetings.
  • Manage budget and financial reporting including monthly job cost reports and analyzing other reports to ensure adherence with the project budget.
  • Managing the project close-out process.
  • Ensuring that best practices are used and followed, and the project is brought to satisfactory completion.
  • Manage company policies, procedures, and project safety.

Position Qualifications

  • Bachelor’s Degree (Engineering or Construction Management preferred)
  • Minimum 10 years of relevant management experience in Multi-Family Wood Frame, Garden, Urban, Podium and/or Wrap construction
  • Knowledge of industry methods for scheduling, bidding, estimating, contracting, cost reporting, safety, and quality
  • Experience with and understanding of being both the developer and builder
  • Ability to understand the technical aspects of construction
  • Ability to collaborate and lead team effectively
  • Ability to multi-task and meet tight deadlines
  • Ability to develop and maintain relationships with Architects, Engineers, Subcontractors and Vendors
  • Exceptional verbal and written communication skills

Required Knowledge

  • Proficient in Sage (PJ) or equivalent, Bluebeam, Microsoft Project and Timberline Estimating or equivalent
