Responsibilities:

Manages and oversees janitorial/maintenance services specialized in restaurant and kitchen equipment cleaning.

Regularly engages key levels of the customers business to ensure ongoing satisfaction and address opportunities as they arise.

Meets regularly with customers and vendors to ensure customer objectives are being met and customer satisfaction is maintained.

Develops new vendor relationships to support the region as needed.

Performs additional duties as directed by the Regional Zone Manager. This position requires a lot of written communication and follow up.
Essential Duties and Responsibilities:
Manages the assigned zone accounts within a defined region. Responsibilities include but are not limited to performing the following duties:

1. Establish professional customer relationships and customer retention through sustained high service levels in accordance with the customer contract and KBS policies
2. Meet with and communicate regularly with regional customers
3. Manage and develop vendors; maintain regular calls and quick response to questions, escalations, and extras.
4. Establish excellent relations with vendors (maintain thorough knowledge of vendor offerings and limitations); manage delivery of services to ensure customer satisfaction
5. Develop and implement plans for efficient use of vendors, materials, and machines
6. Ensure adherence to all company’s policies, procedures
7. Monitor the adherence and implementation of safety and related programs
8. Provide weekly reports with various metric system to ensure productivity and controlled customer service
9. Perform quality control inspections (site inspections)

• Janitorial/Custodian/Building maintenance and Restaurant cleaning and maintenance industry strategic operations

• OSHA related safety regulations and especially the use of chemicals
• General janitorial machines and repairs/maintenance procedures

Educational Qualifications/Job Experience Requirements
Education:
• Undergraduate college degree preferred or comparable experience
Experience:

• 5 years within industry with 2 years Zone management or comparable experience preferred
• Must have demonstrated successful experience in cleaning and/or building maintenance or exterior services or restaurant industry or similar operations managing teams, budgets, and goals

Working Conditions/Physical Requirements
Schedule:

• Regular workdays with occasional overnight travel depending on region geographical size (may include weekends to address issues or customer visits)

• Services are performed during the 3^rd shift; Zone Manager is required to work at a minimum of 3 nights per week and/or early morning start to check accounts and meet vendors prior to restaurant opening hours.
• On call 24/7 for assigned book of business

Regular office environments; standard office equipment fumes.
Visits to customer sites may include:
• Building, warehouse or restaurants, which may include varying temperatures and moderate noise levels
• Exterior services, which may include varying weather conditions and temperatures and moderate noise levels
• Site environment may have varying workstations and varying interactions with customers and staff
• Working conditions may include small spaces, slippery floor, hot kitchen equipment, dust, fumes/odors, hot/cold temperatures, inside/outside noise, vibration, standing on concrete for long hours and wet or uneven surfaces.
Travel:
• Some travel may be required for this position; this is be assigned individually by Regional ZM.
• Reliable transportation is required (including maintaining valid Driver’s License and ability to travel meeting Federal travel requirements for air travel)
