Asset Manager for Vacation Rentals

This position is primarily for properties located on the East and North Shores of Kauai, including Kappa, Wailua, Hanalei and Princeville.

BRIEF SUMMARY: The Asset Manager is responsible for ensuring each real estate asset is managed and maintained to its highest and best levels with day-to-day operations of the property.

ASSET MANAGER: ROLES AND RESPONSIBILITIES
DUTIES/FUNCTIONS:

● Oversee the daily operations for East & North Shore properties for KEM, to include but not be limited to, being the lead point of contact for service providers and property
projects
● Portray the company’s values within and outside of the organization while
performing the functions of the position
● Abide by all company policies and procedures
● On behalf of the company, establish and maintain professional relationships
with internal and external personnel, including owners, clients, guests, outside
contractors and vendors
● Perform all duties with regard for personal and team member safety and
protection of company’s and client’s properties
● Report maintenance issues on the proper channels and follow-up to ensure
completion
● Responsible for learning to use all computer software/application programs, including but not limited to, TRACK, Rental Host, etc.
● Play a leadership role in delivering timely and cost-effective solutions to any
client breakdowns and guest requests that may arise
● Play a leadership role walk-through’s with owners, vendors, and partners, to
include but not be limited to Owner and guest pre-arrivals, as well as monthly
detailed inspections of properties
● Play a leadership role in assisting and coordinating
property repairs, renovations and other projects
● Play a leadership role in assisting the cleaning department to maintain inventory
programs
● Attend and play a leadership role in weekly leadership meetings
● Attend all scheduled training sessions and meetings
● Play a leadership role in “goal setting” meetings with management and staff
● Communicate daily with office and personnel in a timely manner
● Coordinate with other departments to facilitate increased levels of
communication and owner/guest appreciation
● Submit daily/weekly/monthly reports to the General Manager as required
● Report to the General Manager on a daily basis at the end of each shift
● Be available by cellular phone 24 hours per day, 7 days per week
● Due to the cyclical nature of the industry, you may be required to work varying
schedules to reflect the business’ needs
● Promote the sourcing of new sales and/or the expansion of sales within existing
accounts
● Perform additional duties as necessary and assigned

SPECIFIC JOB KNOWLEDGE, SKILLS, AND ABILITIES:

● Must demonstrate ability to deliver positive results, possess a high degree of
motivation, and ability to plan, assign, direct and motivate team members
● Must be able to perform effectively under pressure, representing the company
at all times in a professional manner
● Must be able to read and write to facilitate the communication process
● Requires excellent communication skills, both verbal and written
● Knowledge of computer accounting/reservations programs, math skills, as well
as budgetary analysis capabilities required
● Must have a workable and legal vehicle
● Must be computer proficient and possess basic computational ability
● Able to perform tasks with minimal direct supervision

PHYSICAL DEMANDS:

● Work tasks are performed indoors and outdoors
● Must be able to lift between 15 - 75 lbs. on a regular and continuing basis
● Must be able to bend, stoop, squat and stretch to fulfill cleaning/inspection
tasks
● Requires grasping, writing, standing, sitting, walking, repetitive motions,
bending, climbing, listening and hearing ability and visual acuity
of near vision and depth perception

QUALIFICATION STANDARDS:

● High school or equivalent education required
● Minimum two years management experience
● Must maintain a neat, clean, and well-groomed appearance per clients’
standards. Prior experience with condominium or homeowner’s associations relations.

  • Experience in property or asset management.
  • Familiarity with property management systems and the ability to learn new software and related applications.
  • Real Estate License a plus

TRAVEL:

  • Local island travel to various property locations required between Kapaa and Princeville
  • Must be able to provide own transportation and have a valid Hawaii driver’s license.

Job Type: Full-time

Pay: $52,000.00 - $61,200.00 per year
