Position Description:

The Project Manager should be able to manage at least 3 projects simultaneously up to $5m to $15m in value each. Project Managers are ultimately responsible for the day-to-day execution, project controls, project engineering, cost, risk, and business management of a project(s)s.

The Project Manager will be responsible projects are responsible for projects from preconstruction to completion.

Qualifications/Experience:

  • Degree in Construction Management, Engineering or plus years of equivalent experience
  • Project Management: 5 years (Preferred)
  • State Issued Driver’s License
  • Ability to read and evaluate architectural/MEP drawings/Structural drawings and relevant contract documents
  • Thorough understanding of construction codes and working knowledge of all trades and OSHA safety requirements
  • Strong analytical skills with the ability to interact and collaborate at all levels
  • Computer literate and capable of using MS Word, Excel, internet/email, MS Project, and an iPad/laptop.
  • Experience with Procore
  • Project Scheduling with MS Project
  • The fortitude to juggle competing priorities in a fast-paced environment. Multi-tasking with a sense of urgency while maintaining strong attention to detail and accuracy is crucial
  • Flexible and adaptable in various situations and when interacting with many different personalities.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Ability to adapt to the needs of the organization and employees.
  • Ability to prioritize tasks, excellent organization skills and attention to detail.
  • The ability to communicate effectively both written and orally.

  • PMP or Lean Certification a plus

Essential Duties and Responsibilities:

  • Has overall responsibility for project success, including profitability, buyout, safety, schedule, quality, and customer satisfaction as well as responsibility for personnel decisions that impact the project. Plans, acquires, reviews, develops, and manages the project team to ensure relentless execution of the project.
  • Establishes the project charter and a comprehensive project management plan including the project scope management plan, procurement plan, environmental plan, time management plan, financial plan, quality management and safety plans and risk management plan to ensure successful project execution. Demonstrates a thorough understanding of the change management process.
  • Coordinate/promote efforts of the project team, architect, engineering, and subcontractors on projects to ensure effective partnering.
  • Regularly attend and/or lead detailed project meetings with our project team and subcontractors to ensure JMC’s goals are achieved.
  • Regularly attend and/or lead OAC meetings to ensure the client/owner’s needs are being met within the scope and responsibility of JMC and its subcontractors.
  • Enforce sub-agreement compliance for safety, reporting, cleanliness/environmental requirements, scheduling, and invoicing. 
  • Resolve conflicts between the project team, subcontractors, architects, owner, and engineering consultants. Assume a lead role in any dispute resolution activities occurring on assigned projects ensuring that the company maintains a positive image and provides unrivaled services.
  • Monitor subcontractor progress and performance, review and approve invoices and resolve payment and project disputes.
  • Manage and provide oversight on project budgets in an effective, efficient manner.
  • Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc. Oversees and ensures all the processes involved in budgeting and controlling costs so that the project can be completed within the approved budget. Demonstrates business acumen within area of responsibility
  • Supervise Assistant Project Managers and coordinates with the Project Superintendent the means and methods required for the successful and profitable execution of the work. Reviews and monitors manpower, equipment, and material resources to accomplish this goal.
  • Manages the development of the overall CPM schedule and assures coordination with the Project Superintendent and the procurement schedule with the Assistant Project Engineer. Ensures that as many levels of detailed schedules are prepared and distributed as required to support the project schedule. Pays special attention to prevention and documentation of delays or changes.
  • Responsible for the preparation of Monthly Progress Report including accurate cost projections and health of assigned projects.
  • Assist with the developing and providing regular detailed reporting/metrics on existing projects, resource allocation, project status completion statistics, any variances to plan and forecasting of future needs. 
  • Regularly review and update project schedules, analyze, and monitor construction progress to determine impacts to schedule and provide feedback to VP Of Ops, and President.
  • Monitor and communicate project-related issues, scope changes, variances and contingencies that may arise during the construction of projects to the VP Of Ops & President. Facilitate amicable solutions.
  • Reviews, negotiates, and executes all change orders, supplements, and cost control budget adjustments. Represent J.M.
    Cope in reviewing subcontractor requests through formal or informal processes and provide prompt responses to keep projects on schedule.
  • Manages all billings to ensure timely submission of payment applications and collection of payments from the owner to maintain a positive cash flow position. Manages the overall payment process and follows all prompt pay laws with the subcontractors.
  • Responsible for the timely preparation and execution of purchase order agreements and subcontracts with respect to insurance certificates, bonds, and the appropriate lien waivers.
  • Complete close-out requirements and punch lists in a timely manner. Manages warranty callbacks quickly to maintain owner/client relationships.
  • Participates in preparation and review of estimates with attention to the following: adherence to cost control system, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, insurance, etc.
  • Champions the orderly, timely transition of projects from the estimating phase to the field. This transition shall include project review meetings, which encompass a review of contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Provide detailed constructability reviews of project documents and make recommendations
  • Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc. Oversees and ensures all the processes involved in budgeting and controlling costs so that the project can be completed within the approved budget. Demonstrates business acumen within area of responsibility.
  • Prevents claims, identify potential claims, quantify, mitigate/resolve the effects of those that do occur on a timely basis.
  • Ensures that safety is a priority for the project team and our subcontractors.
  • Participates in the business development process including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
  • Actively communicate with owner/clients, subcontractors, architects, and organizations to obtain feedback on J.M. Cope, Inc.’ performance and effectiveness. Represent J.M. Cope’s needs and develop strong working relationships throughout our markets.
  • Assist in the development of project procurement documents for various delivery methods, including Design / Bid / Build, Design / Build, and other innovative project delivery methodologies.
  • Performs other related duties as needed. 

Physical Requirements:

  • Prolonged periods of sitting at a desk and working on a computer.
  • While performing the duties of this job, the employee is regularly required to stand, walk, talk, and hear. The employee is frequently required to sit; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl. The employee will require the physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. The employee must frequently lift and/or move up to 10 pounds and occasionally lift/move up to 50 pounds. Performance for this job requires close and distance vision.
  • Must be able to visit job sites.
  • This is a full-time position.
  • Typical days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. as well as, evening and weekend work that may be required as job duties demand.
