Facilities Engineer

POSITION SUMMARY

Under the general direction of the Director of Venue Operations, the Facilities Engineer is responsible for directly supporting the Corporation’s Preventative Maintenance Program and serves as a key stakeholder in the Capital Improvement and Major Maintenance Programs. This Facilities Engineer position is expected to serve as the internal technical expert supporting periodic and ad hoc maintenance requirements, inspections, and operations of the facility, building infrastructure, and its supporting equipment in accordance with applicable building and safety code requirements.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

· Provides consultation, coordination, and professional leadership in the planning, development, and implementation of construction, maintenance and/or repair programs within the facility.

· Evaluates, analyzes, and prioritizes maintenance tasks using an end of life and/or cost-basis analysis.

· Provide technical trouble shooting support using Root Cause Failure Analysis (RCFA) with good engineering practices and problem-solving techniques.

· Identifies and investigates methods to mitigate risk and develops strategic techniques to reduce financial impacts for building maintenance functions.

· Develops and tracks maintenance and inspection work orders in budget, schedule, scope, and quality while managing various stakeholder requirements.

· Manages and coordinates preventative maintenance work, including recommendations for internal staff allocation and/or recommendations to outsource appropriately to specialized third party contractors through established procurement practices. Ensures that in-house maintenance staff are utilized in a cost-effective manner to perform any maintenance tasks.

· Assists in the planning and development of maintenance budgets and develops appropriate maintenance implementation strategies and plans.

· Communicates equipment lifespan and recommendations for repairs and/or replacements in line with the preventative maintenance program.

· Identifies design and constructability issues and provides recommendations.

· Collaborates with the Procurement Department during the solicitation process to conduct site walks and interviews, manage technical requests for information (RFIs), and evaluate bid proposals and solicitation submittals.

· Performs assessment of proposals and qualifications received from third-party vendors to determine the best value to meet internal company needs. May propose alternate means and methods for cost saving or value creation opportunities where possible.

· Plans, directs, and coordinates activities concerned with inspection, maintenance, repair, design, modification, and collaborates with Planning and Procurement for the proactive replacement of infrastructure, equipment, and other projects in the facility.

· Recommend and implement corporation Environmental Health and Safety (EH&S) goals, which includes creation and/or management of EH&S Standard Operating Procedures (SOPs).

· Actively researches and makes recommendations on system improvements for the purpose of better efficiency and/or cost savings.

· Complete written reports or checklists on evaluations, assessments, and solutions to various building conditions, maintenance conditions, and/or completed maintenance tasks.

· Stays abreast of the latest code changes, industry trends, and technological advancements through attendance of conferences and seminars, continuing education, literature, etc. Maintains familiarity with company operations to effectively support internal client requests.

· Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES

This position serves as a technical advisor to the Director of Venue Operations, Facilities team, and may occasionally lead teams comprised of personnel from various departments. While there are currently no permanent direct reports to this position, this position maintains technical oversight and is empowered with the authority to lead employees assigned to various work orders and ad hoc requirements. Manages assigned third party contractors and consultants.

QUALIFICATIONS

Education and/or Experience

· Able to read and understand construction as-built and design drawings.

· At least eight (8) years of relevant engineering experience.

· Mechanical engineering, electrical engineering, civil engineering, or other relevant degree from an Accreditation Board for Engineering and Technology (ABET) accredited program.

· Ideal candidate has a strong knowledge of California Building Code, National Fire Protection Association (NFPA) standards, Cal/OSHA requirements, and applicable local EH&S regulations for our facility in San Diego, California.

· Strong Knowledge of building maintenance programs including scheduling and overseeing periodic inspections and maintenance activities. Ideal candidate will have experience with a computerized maintenance management system (CMMS) or similar work order management tool.

· Strong communication skills with a diverse team of stakeholders, which includes presenting technical information to upper management.

· Able to work under limited supervision.

Language Skills

Ability to read, analyze, and interpret complex documents. Ability to respond effectively to various technical inquiries or complaints. Ability to write effective scopes of work and clear work order requirements for staff to carry out. Ability to make effective and persuasive presentations on technical or complex topics to top management, public groups, and/or committees of the board of directors.

Mathematical Skills

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability

Ability to apply principles of logical thinking to a wide range of intellectual and practical problems. Ability to deal with nonverbal symbolism (formulas, graphs, etc.). Ability to deal with a variety of abstract and concrete variables.

Certificates or Licenses

  • Professional Engineer (PE) license desirable.

Other Skills and Abilities

Excellent verbal, written, and interpersonal communication skills. Knowledge of managerial and supervisory principles and practices. Excellent personal ethics, integrity adhering to the Corporation's Core Values. High energy level, comfortable performing multifaceted projects in conjunction with day-to-day activities. Ability to occasionally work evenings, weekends, and holidays based on business and operational requirements.

While performing the duties of this job the employee works in an office at a computer work station and accesses information from a computer. The employee is required to be mobile to, from, and within the department, and will be required to leave the area and maneuver throughout the facility to inspect facility condition, observe work order progress, and meet with staff of various departments throughout the facility. Varying situational conditions including the ability to crouch, bend, climb stairs, and walk on suspended bar grating and platforms. The employee must occasionally move up to 25 pounds. May be required to act and move quickly throughout the facility in order to be physically present in addressing workplace incidents.

Work Environment involves minimal exposure to physical risks, such as working near operating equipment, working with chemicals, or working near high vehicle traffic areas. During the course of our business the employee will be exposed to large crowds and public settings. The standard work week is five consecutive days, however the individual must work flexible hours, as needed, to be on-site in order to provide an appropriate level of support and interaction to employees and internal departments.
