Home Base Property Management is Hiring a Leasing Manager (Part Time) Near Mount Carroll, IL

Home Base Property Management, LLC an entity of Economic Growth Corporation, seeks a part-time, (29 hours per week) Leasing Manager to oversee the day-to-day operations of residential apartments and commercial spaces, including marketing, leasing, overseeing maintenance staff and/or independent contractors, accounting, and compliance. We anticipate the Leasing Manager to assist in the initial “lease up” where you will temporarily work up to 40 hours to accommodate the time and effort to get the building to 100% occupancy. We anticipate these efforts to take approximately 3 months. Once we reach stabilization and or are fully occupied, the hours will reduce to part time at 29 hours/week. Position requires participating in state and local inspections for Wilson Lofts, totaling 33 residential units and two commercial incubators. Answering on-call issues for the property.

Duties include but are not limited to:

LEASING

  • Reviewing, processing, and preparing all required paperwork for pre-applications, new applications, move-ins, re-certifications, renewals, and move-outs, securing signatures, orienting new residents and commercial tenants to the property, accurately inputting required client information into the appropriate system
  • Greeting prospective tenants
  • Qualifying prospective applicant(s) according to tenant selection plan
  • Ensuring prospects complete application paperwork, and securing the deposit in accordance with the Organization’s procedures and Fair Housing requirements
  • Updating availability report and processing applications for approval; following up with application regarding status
  • Ensuring apartment or commercial space is ready for resident/tenant to move-in on the agreed date
  • Demonstrating community and apartment/model and applies knowledge to residents’ needs by communicating the features and benefits; closing the lease
  • Following up with prospects that didn’t close; referring to sister communities that meet prospect’s needs
  • Inspecting models and available “market ready” units, and communicating related service needs to the appropriate personnel
  • Building, developing, and maintaining resident/tenant relations while enforcing all rules
  • Listening and respond to resident requests, concerns, and comments; diffusing stressful situations to avoid escalation of the problem, and reporting to the appropriate personnel when necessary
  • Assisting in monitoring renewals; distributing and following up on renewal notices
  • Accepting rental payments and immediately giving them to the appropriate personnel
  • Properly recording payments received in property management software
  • Maintaining current resident files
  • Advising residents of referral concessions (if permitted)
  • Maintaining confidentiality of all clients/residents

MARKETING

  • Assisting with planning, attending, and participating as host for any resident/tenant functions and/or community events as directed
  • Monitoring advertising effectiveness; gathering information about market competition in the area, conducting surveys, and shopping competitive communities
  • Participating in outreach marketing activities on a regular basis to obtain prospective residents/tenants
  • Marketing units when they come available
  • Assisting in placing any marketing materials
  • Distributing newsletters, pamphlets, flyers, when requested

MAINTENANCE AND SAFETY COMPLIANCE

  • Implementing policies to ensure compliance as required
  • Answering maintenance service requests made by residents in a timely manner
  • Answering questions for residents and tenants about the community, repairs, rent, rules, etc.
  • Ensuring all maintenance repairs are handled satisfactorily
  • Contributing to cleanliness and curb appeal of the properties on a continual basis
  • Distributing all organization or property-issued notices
  • Learning and ensuring compliance with all organization, local, state, and federal safety rules

What you’ll need:

  • Must be self-motivated, organized, and able to meet deadlines
  • Ability to manage multiple projects and properties simultaneously
  • Must possess problem-solving skills
  • Ability to work independently or as part of a team
  • Previous supervisory experience
  • Working knowledge of MS Office Suite
  • Valid Driver’s License and personal motor vehicle liability insurance; must meet the insurability requirements of the Organization’s motor vehicle insurance carrier
  • Fair Housing Certification required; or the ability to obtain Fair Housing Certification within 2 weeks of hire
  • At least 1 year of experience in leasing, customer service, sales, and/or marketing; or the equivalent combination of education and experience
