Responsibilities

As a Senior Analyst with Hines, you will be a member of Hines' Dallas-Fort Worth Commercial Project team. The Commercial Project team analyzes multifamily, office, and mixed-use acquisition and development opportunities across the DFW metroplex, including underwriting and market research for all potential transactions, capital markets, as well as related due diligence to support these transactions. The Senior Analyst will also prepare content and analysis for the Investment Committee Memoranda of acquisition and development pursuits and support the Asset Manager in the analysis and oversight of such assets. Responsibilities include, but are not limited to: 

• Underwrite acquisition and development investment opportunities using Excel and Argus software using complex financial modeling techniques, including developing proforma cash flows, and supporting schedules, as well as sensitivity analyses.
• Assist with due diligence process associated with acquisitions and development pursuits as needed.
• Support the Project team in the pursuit and execution of new development projects by assisting with feasibility analysis, entitlement processes, financing, design, contracting, and construction management.
• Provide analytical support to assist with the asset management function of existing properties.
• Complete market research – through third-party data providers and communication with local brokers – to compile relevant lease comparable, sale comparable, competitive sets, development pipelines, and general market data.
• Compile Investment Committee Memoranda for potential transactions. Content may include maps, investment merit narrative, outlining potential risks/weaknesses, market color, and underwriting support.
• Prepare ad hoc presentation materials and proposals with responsibility for written and graphic requirements.
• Participate in weekly Project team meetings and help update relevant deal information each week (status updates, underwriting and supporting documents).

Qualifications

Minimum Requirements include:

• Bachelor’s degree from an accredited institution.

• One or more years related experience in real estate or in a financial analysis role (highly analytical internship experience will be considered).

• Demonstrate advanced proficiency in Excel real estate financial modeling / analysis and PowerPoint skills.

• Demonstrate working to advanced proficiency in Argus AE software essential.
