Griffis Residential is Hiring a Maintenance Technician- $1,500 Sign on Bonus! Near Seattle, WA

Overview

At Griffis Residential, being a General Labor Maintenance Technician is more about customer service than refurbishing a toilet, replacing a dishwasher or repairing damaged drywall. While your entry level construction or general labor background gives you the skills to handle any maintenance issue, it is your customer service skills that ensure resident and management satisfaction.

Responsibilities

General Summary of Associate Responsibility

  • Under the direction of the Service Manager, performs the work necessary to maintain the overall community, complete service requests and make readies
  • Fulfills after hours on-call duties on weekends and holidays; duties are shared with other service associates
  • Performs technical and mechanical work to maintain inside and external community buildings, grounds, amenities, and common areas. Meets Griffis Residential standards for cleanliness, appearance, and safety.

Knowledge/Skills/Ability

  • Ability to evaluate and fulfill community, common area and amenity needs with attention to detail and dedication to the Griffis Residential “It’s About You” customer standards
  • Demonstrated ability to apply principles of logical thinking and common sense to answer and resolve problems
  • Ability to provide quality customer service and to communicate effectively with residents, clients, associates, and other business contacts. Must respond courteously to questions, requests and remain calm when addressing and resolving customer concerns.
  • Knowledge of HVAC, plumbing, electrical, appliances, pool maintenance, painting, drywall and carpentry is required. Hand tools to perform the general duties listed above are required
  • Basic computer skills are required as well as, knowledge of budget, bid processes, and vendor pricing necessary to maintain financial performance
  • Ability to operate office copiers, fax machine, cameras and multi-line telephone systems
  • Demonstrated ability to read, write, and communicate effectively and apply these skills to represent the community and company in a support capacity. Must be able to serve as the first point of contact for community associates and visitors to the Community.
  • Ability to answer associate and customer questions related to community operating procedures and policies
  • Must be able to effectively communicate, comprehend, speak and read in English
  • Intermediate math skills necessary to add, subtract, multiply, and divide, decimals, and fractions and to review and complete various financial, administrative, construction and legal documents

Principal Responsibilities

Griffis Residential Standards

  • Performs all necessary apartment repairs to make ready apartments for move-in
  • Reports repairs that may require contracting including but not limited to trash removal, painting, minor plumbing, remediation and water intrusions, electrical, HVAC, appliance, vinyl/carpet repair and carpentry
  • Responds in a timely manner to repair or contract repairs to fulfill resident service requests
  • Responds to emergency repair or contract requirements within a thirty (30) minute maximum response time
  • Assists with preventative maintenance schedules and logs, reports and inspections. Assists in maintaining and complying with MSDS procedures and logs.
  • Assures compliance with all OSHA, EPA, Federal, State or local codes and guidelines
  • Completes daily pool and spa preventative maintenance. Accurately monitors the chemical balance and keeps accurate records of all pool and spa preventative and repair related activities.
  • Completes repairs and preventative maintenance program requirements including inspection of and repair to HVAC, plumbing, electrical, roofs, gutters, windows, screens, concrete drain pans, doors, landscape areas, landscape drainage, asphalt, parking lots, sidewalks, lighting, building fascia, hand rails, stairways, sprinkler system, timers, recreational facilities such as pools and spas, appliances, etc.
  • Completes daily community inspections and reports to the Service Manager and Community Manager all necessary repairs, liability issues, cosmetic deficiencies, and/or information affecting the community
  • Participates in litter pick up from community interiors, exteriors and common areas
  • Removes snow and ice from required areas and applies ice melt when needed
  • Responsible for care and timely maintenance of all equipment entrusted to their care
  • Plays an active role in the resident loyalty and retention program and fulfillment of Griffis Residential customer service standards
  • Complies with Griffis Residential safety and risk-management policies. Attends and participates in routine Community safety meetings, completes required OSHA training and other safety related laws and requirements. Promptly and accurately reports accidents and incidents.
  • Fixes and replaces parts (versus replacing them) to support cost-cutting and expense control programs. Prevents waste of materials and supplies, and practices the correct tools and equipment use.
  • Performs all duties assigned by the Service Manager and Community Manager

Financial Performance

  • Supports the Service Manager in maintaining accurate community inventories of all parts, equipment, and supplies. Maintains adequate inventory within budget restraints.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when feasible, not being wasteful with materials and supplies, and using tools and equipment correctly

Qualifications

Preferred Education and Experience

    • The equivalent to a high school degree or higher
    • A minimum of one (1) year experience in multi-family housing, hospitality or similar industry
    • Certified Pool Operator (CPO) license and EPA Certification – if not at time of employment, required within the first six (6) months of employment at Griffis Residential or sooner, as needs dictate
