Gilbane Development Company is Hiring a Development Associate Near Providence, RI

Overview

Gilbane Development Company is looking for a passionate and driven Development Associate to join our highly cohesive and successful Student Housing Team to help identify and initiate site acquisitions for the development of our Next Level of Student Housing communities. The Development Associate is a dynamic position with the ability to learn and grow quickly.

This role will be responsible for market research, identification, site selection and transaction initiation for Gilbane Development’s student housing business. This includes detailed assessment of the top student housing markets based upon Gilbane’s proven criteria and working with our development team on the initiation of site acquisitions for the development of new purpose-built student housing projects. 

Responsibilities

  • Identify and research top markets for student housing. Prepare and present research & recommendations to SVP of Development and development team.
  • Build and maintain solid relationships with stakeholders including brokers and consultants and consistently source development opportunities.
  • Investigate public records top markets (Planning Hearing Minutes, City Council Minutes, Jurisdiction’s GIS systems Etc.) to obtain market or contact information for projects, consultants, property owners
  • Review local zoning ordinances and recent competitive developments to identify sites (On or Off Market) that provide the best opportunity for development.
  • Engage and grow Gilbane’s network of local & national brokers and maintain relationships to facilitate the identification of site acquisition opportunities.
  • Travel to top markets and meet with other market stakeholders including Universities, Economic Development Officers, Town Managers & Planning officials.
  • Identify local development incentives (Tax Abatements, TIF, ETC)
  • Draft LOIs and work with Development and Legal Team to negotiate Purchase and Sale agreements.
  • Complete market surveys and diligence.
  • Provide acquisition team with progress updates on new and current opportunities during weekly update meetings.

Qualifications

EXPERIENCE/EDUCATION:

  • Bachelor’s degree preferred
  • Prior real estate experience with focus on commercial and land transactions
  • Knowledge or have experience in site assemblage
  • Architecture, Planning or Construction experience within real estate development
  • Record of effectively multi-tasking while identifying priorities.
  • Curiosity to continuously improve upon means and methods
  • Strong verbal and written communication skills.
  • Self-starter who is able to collaborate with team as needed but also work independently to find opportunities.

KNOWLEDGE, SKILLS & ABILITIES:

  • Necessary Computer Skills: MS Office / Excel, PowerPoint, Bluebeam and Adobe
  • Beneficial Computer Skills: AutoCAD, InDesign, Dealpath, Test Fit experience a plus.
  • Must be willing to travel (~ 40-50%).
