Overview

The Preconstruction Manager will be an integral member of the team on a daily and weekly basis. You will attend or delegate attendance at all pertinent meetings, and become the go to resource, which ensures cost and constructability considerations become an integral part of all design decisions and ensure no surprises in the areas of cost, schedule, and quality. It is inherent that the Preconstruction Manager is recognized by the entire team as someone who adds true value to the process so they actively seek out the advice and concurrence of the Preconstruction Manager.

Responsibilities

• The Preconstruction Manager acts as the lead client and architect facing individual on multiple projects during the design phase and manages a team of individuals to support the overall preconstruction effort.
• The prime responsibility is management of the entire preconstruction process to ensure a design which meets the clients functional, cost, and schedule requirements without engaging in significant redesign by having a comprehensive understanding of cost trending, constructability, and market conditions as well as strong trade contractor relationships to help influence budget development.
• Working through the Area Manager and the Division Preconstruction Team, the Preconstruction Executive ensures that all necessary resources, both field and office based, are efficiently utilized for all: estimates, value engineering sessions, constructability and coordination reviews, schedules, project buyout, early procurement, permitting, and planning requirements to ensure a seamless transition into the construction phase.
• This level of full service involvement will typically be focused solely on at risk projects.
• Their ability to manage larger, more logistically or technically challenging preconstruction efforts.
• Take the lead in GMP preparation in conjunction with Operations, Purchasing and Estimating and understand the required risk mitigation and commercial terms
• Manage a variety of at-risk and alternative delivery methods (CMAR, D/B, IPD), as well as possess the business acumen to understand contractual instruments of service.
• Ability to manage teams including estimators and purchasing agents to support the overall preconstruction effort.
• Business Development and strong presentation skills.
• Ability to mentor and manage succession.

EXPERIENCE/EDUCATION

• Bachelor’s or Master's degree

• 10 years of purchasing and/or construction experience

• Or equivalent combination of education and experience

• Exceptional verbal, written, and communication skills

• Client Facing Presentation Skills, for both business development and relationship management.

• Working knowledge of estimating, purchasing, and scheduling
