JOB DESCRIPTION: Floor Technician

DEPARTMENT: FACILITIES

REPORTS TO: Facilities Director

FLSA STATUS: Hourly – Non – Exempt

CLASSIFICATION: Full Time (40 HRS)

Shift: Monday – Friday 7PM – 7:30 AM

Work Location: On-site

COMPENSATION: $17/hr plus employee benefit package

PROBATION PERIOD: 90 – Days

PURPOSE:

The floor tech will be responsible for the maintenance of all floor areas, and for sustaining high standards of cleanliness and sanitation. You will remove spots from carpets, perform bonnet and extraction carpet cleaning, dispose of trash and assist with hazardous waste collection.

POSITION SUMMARY:

The Floor Technician will be generally responsible for the overall floor maintenance of hard surface floors (VCT and Concrete) within the Gateway Center. The Floor Technician will work closely with staff on each respective floor. This position will be under the direct supervision of the Building Engineer, and partial supervision of the Maintenance Assistant.

ESSENTIAL DUTIES:

  • Strip and wax all VCT and Stained Concrete floors in the building
  • Maintain floors using proper equipment
  • Maintain chemicals needed for floor care, and maintain a proper inventory of floor care supplies
  • Shampoo and clean carpets in offices and common areas as needed
  • Care for and maintain floor care equipment
  • Maintain a clean and safe work environment for all staff and clients
  • Other required duties may be assigned by the supervisor including -but not limited to- general housekeeping, trash removal, recycling program, set up for special events, ground care and light yard work, etc. 

WORK SCHEDULE:

  • In order to maintain the floor properly it is essential that the floor tech adhere to the pre-set schedule
  • Work hours are Monday-Thursday, starting at 9:00pm and ending at 5:30am with a 30-minute unpaid lunch break
  • Each floor is designated a specific day for full-service floor care

o Monday: GA Works on the 2nd floor

o Tuesday: CEC and first floor

o Wednesday: 3rd floor

o Thursday: 4th floor

For routine care of the floors:

  • Each night the industrial floor scrubber must be used to clean the floor on all four floors; this should be done at the end of the shift
  • On the designated night for each floor, the furniture must be removed and the entire floor scrubbed and burnished, and additional wax applied as needed
  • Clients on each floor should assist with removing the furniture for cleaning, and with returning the furniture at the end of the shift
  • Because the work schedule begins before the “Quiet Hours” on the floor, the clients on the designated floor will need to watch TV, etc. on one side of the floor so that work can start on the opposite side. After quiet hours begin, clients should leave the common area of the floor and remain in the dorm as much as possible until the floor work is completed.

For extreme cleaning which involves stripping old wax down to the surface of the floor, the work should take place on the designated day for each floor.

  • With the assistance of clients, one side of the floor must be completely empty of furniture.
  • The middle of the sets of elevators should be the separating point so clients will have access to at least one elevator during the work
  • Strip the old wax on that side and apply a minimum of three coats of new wax. Add more coats of wax if time permits
  • So that we do not deviate from our planned schedule, strip and re-wax the opposite side of the floor on the scheduled day the following week
  • Work with GSA’s and RI’s to make sure that clients are aware that the floor are going to be stripped and waxed, so clients will need to stay off the floors unless it is a very serious emergency
  • Extreme cleaning will be given priority over routine cleaning and care, but it is essential that every effort is made to run the floor scrubber on each floor

QUALIFICATIONS:

  • Skilled in use of both low and high speed buffers / burnisher
  • Experience in stripping, waxing and maintaining Vinyl Composite Tile (VCT)
  • Able bend, stoop, lift and carry up to 75 pounds
  • Effective communication skills
  • High School diploma or equivalent
  • Must be able to read and write
  • English and follow oral and written instructions
  • Must pass drug and background checks
