Position Overview
This position will include all responsibilities listed and pertain specifically to a ~20 Week Project located in Austin, TX.
The Superintendent takes complete and full field responsibility for the on-site management, construction, safety, scheduling, quality, completion and close out of project. Acts as a liaison to all parties involved in the project, including the owner, client, trade partners, architect, engineers, facilities staff, building management, etc. Identify scope and initiates pricing on revisions and changes (Coordinated through Project Manager). Maintains and enforces Gallant Builders safety standards and policies. More experienced Superintendents may also manage and oversee multiple projects and/or multiple Superintendents. In addition, will identify and negotiate conflict resolution issues with owners, architects, engineers and trade partners.
Key Responsibilities/Essential Duties and Functions
Management
  • Assist with managing the information flow – submittals, project team meetings, RFIs, Daily Logs, etc.
  • Ensure and document information flow to all relevant field parties
  • ​​​Manage subcontractors and vendors – Scheduling pertinent tasks is key
  • Manage the schedule – push the job, minimize or eliminate slippage
  • Document work orders/tickets to ensure pricing for reimbursement
  • Foster and maintain superior project morale
Construction
  • Commence in-house kick-off meeting with project team to establish duties and support – Set the overall tone of the project
  • Review all subcontracts and P.O.s with Project Managers – Know Budget
  • Know the drawings and specifications better than anyone
  • Maintain a set of up-to-date drawings and specifications
  • Build as-built drawings as the project progresses – Maintain up to date record drawings
  • Know the site – From both a safety and construction perspective
  • Update schedule regularly
  • Review all updates with subcontractors
  • Hold foremen meetings to ensure project deadlines are met
Safety
  • Complete pre-job safety checklist
  • Maintain jobsite signage
  • Complete safety indoctrination forms
  • Attend safety meetings –weekly and as required
  • Attend monthly safety training
  • Safety request forms
  • Maintain daily logs
  • Third party safety audits
  • In-house safety audits
  • Maintain high housekeeping standards
Schedule
  • Build the initial schedule with input from the Project Manager
  • Review schedule with Subcontractors
  • Identify and resolve schedule conflicts
  • Update schedule regularly
  • Tie submittals and schedule together for procurement purposes
  • Insert scheduling impacts caused by long lead items, RFIs, CCPs, etc. into the schedule to account for such impact
Quality
  • Inspect work as it’s installed
  • Hold subcontractors accountable for their work and what the are responsible for
  • Ensure compliance of all work with the specifications and submittals
  • Schedule, execute and document regular on-site field observations with architects and engineers
Completion
  • Make completion list(s) prior to architect’s punch list
  • Accompany the architect and engineer on walk-through for punch list
  • Ensure completion and sign-off of all completion lists and punch lists
Close Out and Archiving
  • Confirm that all inspections have been performed
  • Pick up C of O or C of C, or confirm it is ready for pick-up
  • Provide as-builds to close out department
  • Provide a signed off copy of punch list to close out department
  • Provide feedback on miscellaneous test results and/or O&Ms that should be included in the close out package
  • Deliver field sets and permit sets of drawings to the close out department for archiving
  • Deliver all necessary field files to the close-out department for archiving
  • Ensure all close out and archive materials have job numbers written on them
Liaison
  • Keep clear lines of communication with all parties
  • Act as a liaison to all partied involved with the project, including the owner, client, trade partners, architect, engineers, facilities staff, building management, etc.
  • Manage client/owner expectations
